Hi lowyat team
I really need help

I have leaking issue (roof to ceiling) on my main bedroom
Developer come fix it, but just using simple glue and replaster it.
When heavy rain, it leaking again

Is there a way to fix this proper way? like finding external contractor to fix it as seen my developer only come and glue and replaster it?
It really tiring and almost 1 month already i cant even use my main bedroom as this leaking issue

Of course you can engage another person to repair the leak but the owner has to pay the bill.

In my past life I used to sell and commission inverters/motors/sensors. So I don't really believe in paying for something I can check myself laugh.gif use my own shoe to test. Shoe with tread patterns will catch on uneven spots easily. Botak shoes just glide over.

Electrical wiring, especially focused on the terminal connections of sockets and switches. should be opened up and inspected [turn off the entire DB box before start work] ⚠️

Check for loose connections (falling out the moment you just opened up) or epic fail jobs (screwed on to insulation rather than the copper). #zerotrustpolicy

The house still remain bare unit and out of defect liability

All subsale are sold as is where is basis. Also applicable when buying completed units from developers.

Buyers are deemed to have viewed the property and accepted the conditions upon the signing of SnP.

However, if sellers agreed to do certain rectifications or betterments for certain defects, have it included in the SnP to avoid disputes when the property is handed over upon full payment of the purchase price.

Property inspection services help potential buyer to identify defects esp for those who lack knowledge about building construction.

Potential buyers act on the report and decide whether they can take the risk after the purchase.

At the end, is about the purchase price against the risk.

Do consider that after spending for property inspection services, the seller is bound to accept the report.

There is a big "box" on the ceiling of the house entrance. It looks like developer build it to hide pipe.
Is this consider a defect?[attachmentid=11135300]

Not a defect if in the architect plan.

Some developers not even construct a covering.
