Smallest unit 630sf and largest unit 1502sf. Average price per sf is around 1700-1800sf. Price is quite steep... do you think it will be a good buy for investment?

Interesting how little information is available here. I wonder if this property is targeted towards foreign investors. There has been a couple of workshops organised in HK for this property.

Hap seng Sibeh cash rich. Build then sell also no problem.

To check their track record on high end development can go check out recent vp horizon residence. Along Jalan tun razak next to rhb tower. My friend unit so far so good no complaint. The Golf view is nice.

It is still in pre-launch stage. Only certain units at certain floors are released for advance booking. But the showroom is completed. If you guys need more info, let me know.

Can't really give the exact definition for partially furnished in Malaysia but for this project, I can give you some idea as I've bought a unit there.

Kitchen is fully equipped with cabinets, hood, hob, microwave, fridge, washing machine etc.
Bathroom with hot water to shower and basin, vanity countertop, mirror, shower screen, sanitary wares and fitting, etc.
All Bedrooms have wardrobe.
Air conditioning system for all rooms, living and dining area.
Plaster ceiling and even shoe cabinet is provided.

Not included are those movable items like bed and mattress, sofa, dining table, chairs and lightings, etc.

Actually, only a standard 10% rebates off the selling price and free SPA and loan agreement.

My unit is the 630sf for investment as I do t stay in Malaysia anymore.

A family friend in singapore has decided to invest in Aria luxury residence klcc. They have yet to decide between 2 units

first unit
Tower A 21st floor, 1159 sf. 2 + 1 rooms
list price rm. 2,534,888
rebate 9+6+6 percent = rm. 532,326
net price rm. 2,002,561
price psf rm 1,727.85
rental according to sa in singapore can fetch rm. 7,500/month

second unit
Tower B 27th floor, 1502 sf, 3 rooms
list price rm. 2,931,888
rebate same as above
net price rm. 2,316,191
price psf rm. 1,542
rental 9500/ month

What are sifus view on these 2 units? Are they worth investing in and is the rental return suggested by sa is too far fetched?

Really appreciate any inputs cuz they had paid booking fee and are in the process of arranging bank loan.

And yes, they are in sg hence i believe the developer has marketed u sold units there.

Diversify fr singa prop market into malai with soften rm is not a bad idea. But putting the bet on 1 sibeh expensive prop is nvr a gd move.

Split to 3 portions in psf maybe u can get 3 diff props at 3 diff locs maybe a beta hoot.

Eg. 1 musang cos u xxx. Maybe Dx + Dy + Dz = musang. Trophy buy or rental play. Got a bit of diff wan.

They are Indonesian chinese who are residing in sg. My view is kl is not much diversifying from sg. Geographically too close.

even if like manugigs say trophy buy also, you ma want to ask them to check the exact location / site first. how near is it to tun razak. it's a major road.
i think they are better / nicer properties in KLCC vicinity for that money.
psf wise - see other taikor here answer, i not sure.
but i check your psf to dua residency next door.. did you do that. The psf is double. so how? they got do homework or not. or simple humtum only? DUA residency, 2000 sft, 1.6m only.

location wise. It on jalan TR. wow. how you gonna drive in and out of the condo (unless got back road). otherwsie good luck.

Pros: it's next to singapore embassy. kekeke. and your freidns can walk to zouk nearby at nite lor.

Well do you have any suggestions? I checked the aria thread and it is very quiet, hence not much info gathered. Before they decided on Aria, they were considering sentral residence as well.

if still want this location, go benchmark Dua residency. it's next door.

for investment there's one coming up can;t remember the name. check for MONOLAND project. but it's very high dense. many of their countryman bought.

i just checked road view on google map. this aria is right smack on jln TR. you go drive there and see the traffic.

Go there check out mah. Manyak huawei staffs stay around. They are 1 of the group can pay the rental around here. Also their office just walk accross only mah. China embassy office also nearby.

Walk behind is klcc Park liao. Only busy front jln tun razak.. location sama same no different with Dua residency. Dua Sama Tepi saja. Hap Seng built quality and workmanship very good and no play pray. Macam their nadi bangsar, horizon trx. I think their future Akasa also really good. Security and management they hirer HB management company to do the job.

The buyers profile at Dua residency also no play pray. Big global firm Taukeh & family. Sultan & family... oversea tycoon...local big taukeh & family etc also stay & own 1 or manyak units here.

Security and management they hirer HB management company to do the job.

The buyers profile at Dua residency also no play pray. Big global firm Taukeh & family. Sultan & family... oversea tycoon...local big taukeh & family etc also stay & own 1 or manyak units here.

Landed always sibeh good choice. Getting rare in klang valley. Condo here very jialat in long run.

I got my eyes fixed for landed in bmc. One thing hold me back is i dont know how long am gonna stay in malaysia because relationship with wifey is rocky at best.

I been folliwing lyn since last year and only last month lowyat forum accept new member. So i am getting to know kv propeties slowly.

If i am allowed to purchase properties under my own name, i would go for lelong. Some newly vped properties in greater cheras/balakong are quite attractive with price psf around 300.

At that price, it must be approaching replacement cost

BMC area really not bad geh. Near Cheras (BMC consider part of Cheras south?), a Chinese majority area, also mean more freedom, cheap food, roast pork ,char siew, wanton, dim sum and variety food choices and manyak nice Chinese kopitiam, can have a nice chinese local kopi.. during morning time sibeh syoik.👍👍

Also if not wrong.. plenty landed there are fenced and guarded, especially new 1.

Only cons is the access there.. hard to get out from there. Want easy access need pay toll. If most of your time stay within the BMC and SL areas... really nice to stay geh.

during morning rush hour traffic is bad due to the traffic light toward cheras kajang highway but for me that kind of traffic is light cuz i used to live in jakarta. and yes plenty of food varieties here and close by in balakong got ba kut teh and c 180 is 15 mins away.

imo, the location is quite strategic close to city centre, and when ekve open traffic flow would be better.

was checking this thread and found some said 90% sold since 2017. now at 2021 seems like developer still got 90%. was doing some shopping i think aria seems good compare surrounding. whats wrong after 4 years the sales doesnt move.

Not sure is it ready worth the price, but based on the assumption: 30% rebate give from developer (you know guru like to nego get this range), if 753sqft = 1.2m SPA - 30% = RM840K, sold price is 810K... hmmmmmm buy auction with higher risk but only 3.5% below developer price, ok lah.

But if the SPA is 1,000,000, then developer sell 700K, but auction 810K, hmmmmmm i dont know how buyer feel if he know this.

:v since buying auction already, there should be got below market 100K (from sub-sale transection history) or 30% below bank value unit to choose. So its all about due diligent been done for auction property. But for me i will say 810K can wait for 2 round, possible get strong competition, but can go for under table to bid on 1st hand, if cannot, then wait another property better.

Damn, they using Smeg for the kitchen appliances. Ultra premium brand, no wonder the price also so expensive. Even all the accessories and other stuff, also use quality stuff, such as the hinge system, door lockset...etc. View rather pitiful for some units, but if get one on the higher floors with good view, then would be really nice.
