Why buy somewhere DEEP INSIDE in Rawang when you could just buy a FREEHOLD landed property (22 x 70) nearby Kundang Jaya, Kuang, Sg.Buloh, PJ & KL?

I own an intermediate unit since last year. Recently, there have been some land clearing activities by TPPT Sdn. Bhd. and it seems that Gamuda had already started to 'turun padang' with their upcoming township:

I'm still perplexed as to why many others are still looking to buy in Rawang whereby this place is much more nearer to KL & PJ and additionally, a new interchange is also under construction by TPPT Sdn. Bhd. which connects this property directly to the new interchange, which subsequently connects directly to the PLUS Rawang Selatan toll (Skipping the LATAR toll)!

Gambar berikut merupakan laluan baru yg sedang dibina di kawasan Sg. Serai dimana laluan ini akan menghubungkan jalan Taman Kundang Jaya - Sg. Serai terus ke PLUS Rawang Selatan (tidak melalui LATAR). Maka, jimatlah RM2.50 utk ke LATAR Kuang Timur dan RM1.30 LATAR Kundang Barat! Interchange yg baru ini juga akan menguntungkan penduduk di kawasan sekitar Taman Kundang Jaya, Sungai Serai, Bandar Tasik Puteri dan Kuang.

well, Gamuda had already started their township project few weeks ago.. additionally, lack of development is a good thing though as the greeneries around this area is still reserved, contributing to a nice view and atmosphere. smile.gif

went to azalea home once. i lived nearby kundang. all i can say is that the area is a bit secluded but near to the new interchange. if gamuda really open new township most probably will be very beneficial.

Yeah, Gamuda IS going to open soon. Apart from that, being secluded is good too especially when our housing is surrounded by greeneries. thumbsup.gif

sad for azalea buyer
no commercial over gamuda plot
gamuda are planning pure residential
went to visit both azalea and gamuda
gamuda win upside down
the road lead to azalea is so dangerous , creepy and so kmapung-ish
not to mention the road are so narrow
exit is big trouble here
no commercial nearby
only advantage is low entry point and relative cheap for a landed house freehold
cannot think of any reason for people to buy azalea except those who staying nearby wishing to upgrade
for investment definitely nono

which gamuda did you visit? The one currently open for sales is Kundang Estates, near the Bandar Tasik Puteri. This one is true doesn't have commercial, only 90 acres.

However they will have another one Gamuda Garden later. This one is near the Azalea and new PLUS Sg Serai exit. The residential will be more luxury and more complete 800 acres township with commercial.

Why are you comparing a small housing project (Azalea) with those of Gamuda projects? They are building a NEW TOWNSHIP (G.Gardens) whilst the Kundang Estates is a 90-acre development.

I guess you may need to get your facts right / survey the area even more before coming up with your statements.

i only giving view of what i saw when i visit the showroom

the location and the name itself speak why this place determine to be ULU

Oh yes, because KTM Kuang is just a stop away from the upcoming Sg.Buloh rail interchange smile.gif

FYI, albeit KL properties are walking distance to MRT/LRT, let me know if there are any D/S house with the same price and size.

Talking about maintenance - The guards and fees structure will be revised once the new guardhouse is built
Talking about guard house - We just got the approval from MPS for a proper guardhouse to be built

So much comments from someone who merely viewed the show house - Well, perhaps the residents know better in this case. smile.gif See you again after next few years once the area is fully developed. smile.gif

this whole area is such a crap
no commercial area nearby - unless willing to drive 9km to Aeon
to and fro - almost 20km

very narrow , bumpy road
single lane
whole area is so under-develop and creepy
alot of factory , industrial area , and kampung nearby
mat rempit , bangla everywhere each time i visit this area

this area had been like this since 20 years ago and it wont change even after gamuda step in ....
its the area and people definine the place
the location name itself is already so ulu-ish
so how to be developed in future

talking about azalea , there is large TNB substation nearby
many can argue substation did not produce any harm / radiation to nearby resisdent
but cant deny also growth of capital will be suppress
many out there when choosing house , will still consider this as 1 of the factor

despite there is 2 guard , i can drive through the guard house directly without any security verification
those 2 guard are just sitting on the chair and merly even move their finger
dont know what for you all are paying for the securities fees

those buying azalea , no harm for own stay
nice quiet place .... and freehold
capital gain .... nah
as mention , the people /location name / nearby community define the whole area and value

those hoping gamuda to replicate Kota Kemuning legacy here --- stop dreaming now
perhaps should pay a visit to Kota Kemuning urself , and know the difference between 2

Is it opening today? Anyone knows?

A mixed development project is coming soon right in front of Azaela with 2 storey and 3 storey houses + 10 rows of commercial lot.

International school is in development within the area.

No great expectations but there is already an award winning lake gardens in Gamuda Gardens. A commercial square withr Star Grocer as its anchor tenant, fast food joints and lifestyle shops, this will itself be a day and night change for residents here. Vs now where there is zero amenities in 5 km around Azalea. Whether or not the Luge and Gardens Square will thrive, this remains to be seen but Gamuda's development will go on for another 10 to 15 years. The next phases in the next 10 years are Garden Esteem, ie high end semidees and bungalows. So they have every incentive to make Gardens Square work.
