Tbh I invested some properties from well known developers and I don’t see the quality is top notch either. When I invest it all comes to few key points, the Location, PSF and the ROI. With that price at that location... how many developers can 100% assure u the quality? At least this developer doesn’t have runaway record right hahahaaha.. their past project was sold at rm200k+ And now resell at rm400k..so are this people making some bucks?. A simple general knowledge of the location which is very near to KL city with this psf I’m sure the developers nearby will wish to kill this off hahahahaah people selling 600psf above la .. do the math. I’m jus sharing base on my experience 🤗

I agree with u there, a lot of buyers are missing the point when it comes to investing in my opinion. your key point are the only thing that matter to me. at the end of the day, an investment is an investment. To be in a beneficial location with such an affordable price with the ROI is all I need. In my opinion in this kind of economy, i dont expect much of 5 star quality, but I think its safe to say i can trust them when it comes to investing.

this says a lot about how many agents are lurking in this forum and how bad the sales is now...

HAHA dont worry bro, Im not an agent nor do I have any ties to Akisama. But hey if u dont agree with what I say by all means please do state yours. Im just stating my opinion here. But I do investments and I believe people who have none are the ones that make the most noise. Have a good day.

I think when it comes to property its all about the type of investment your looking for. whether your plan is to make it your home or to rent it out. akisama has been a reliable developer and each project has had high sales. even with as much as 'rumors' there are, people are looking for affordable housing and thats what they provide. just take that into consideration.

Hi All, i want to add some point if you consider to buy this razak city project.
- according to unofficial analysis, 99% of parklane owner hate akisama, the remaining 1% wanna murder them.
- bad workman ship, low cost design, bad material, toilet keep on leaking after fix n fix n fix, the defect list when i get the house is over 35 items.
- the shoplot under parklane is still mostly close after 4 years, only mart, mamak, dobi, pool and liquor store survive.
- dont under estimate the power of 6,000 units, it really really hard to sell & rent.
- at 2014, i rented out my basic unit @ RM1.2/month, at 2018 i want to rent out my unit with washing machine & fridge with RM1.2/month, but the tenant ask for RM1.1 or i have better offer.
- the capital appreciation of parklane is flat and almost equal to developer selling price after include cost and loan interest.

my suggestion is, if you still consider Razak City after reading all the above and feel razak city as a good deal.

please take a short trip to parklane oug, see the people there, talk with the people and experience the atmosphere there.

if you can accept the worst case it might turn out like parklane, buy it.

[from a very very tulan parklane owner]

Hi all,

my uncle is staying in Parklane and so far they are quite ok there and made a home for themselves. I think to rate a whole property based on a few units isnt quite fair as I am sure there are residents that are happy with their homes.

All properties made have their pros and cons, I understand the point that you are trying to make but to say that because of one property that was unsatisfactory, all other properties are not worth it would be one sided. Developers has had the time to improve and provide better for the consumers and investors. There are a lof of other factors that contribute to an investment of a property. Location of parklane OUG and Razak city alone is a big difference. If you want to invest in Razak City dont be close minded and look at Parklane, u look at Razak City and its potential.

Met some neighbours who rented out for Rm1.6k with fridge, washing machine, basic ammenties in 2017.Guess u need to blame yourself for not doing proper homework la..Empty shops? Try going nearby TM1, not even a single  shop open since 2014.Defects is kinda subjective as most of apartments in other projects have this issue.

If your a serious investor, u wouldnt be bothered about all these noise. High chances are some are just going against the wind because they hear about rumors of rumors. If you have done your homework you will know the potential of a project means much more than the so called haters. At the end of the day, the project has good potential. Also another reason why competitors would send out hounds to shut it down.

curious to know if you have invested in the developer before? and if so how was it? All though it seems like a lot of negativity right now but they are selling as eventho a few complain here and there. developer still known for developing affordable housing in prime location spots. and investors still see return ROI and able to rent out their units. Patience is the key to see a true projects potential actually. Goes like that for all projects. U never know the pricing appreciate and those who listen to bising2 regret.

Well, they are definitely not in MACC list if you read the news about 64 government land probe by MACC
