hmm.gif I think there is a silver lining on your monthly non performing IRR chart on potential UTs investors biggrin.gif
it "might" gives them some sense of
the actual expectation of UTs investment,
have a thought about its possible low returns, (for years)
get the priority right in the 1st place,
know his/her true risk appetite,
his/her financial staying power,
invests with the money one can afford NOT to use for a long time,
his/her entry into UTs to be moderately and use UT as not as a sole investment vehicle....

to be on a safe sides.....a new UT investor should ask FSM CIS to do a risk profile test on you and help set up a portfolio for you......
you may not learn first hand, you may not have so much fun,....BUT there will always be someone to "BLAME" biggrin.gif
