Received a letter and calendar from Aset Kayamas, their upcoming project will be this one in Dato Keramat, The Haute @ Gurney, KL

Oh tis project cause lot of issue.. even umno minister got involved.. Juz for info, tis project is develop with rumawip.. What so special is the rumawip is 100% bumi only unlike others project..

i agree its not such a suitable name for malaysia since almost no one will know what it means and certainly not able to pronounce it correctly.

nope, haute just means "high". it needs to be paired with something.

haute couture is high fashion.
haute cuisine is high cuisine ie high level cooking or master chef cooking.
haute tension means high tension - the title of a french slasher film.
and so on.

the "haute" actually doesn't mean anything. so the name is a bit silly when used like that.

it's pronounced almost like "ohrt".

I do not put high expectation, but tell me if this is FH or LH.....Or judging from their recent products like Razakmas/Parkhill, one already has hint about the tenure?

Is Dato Keramat LRT station the nearest to the site, among the three?
If so, 1km (round trip 2 km) is a good exercise distance to walk.

1km, even 2km is walkable, depends on whether you wanna walk or not.
For instance, those staying in PPR, for sure they will walk to there, but for condo 500k and above, mostly have own transport, LRT might not be a selling point if it's 1km. Maybe there will still be people will walk, but definitely not many.

LRT Dato Keramat should be the nearest with around 1km distance, however, it still depend on which side the main entrance of condo will be, different side of entrance might add another 100-200m. 1km is doable if weather is ok, around 10mins walk.

I'm more worry about safety if we need to walk for 1km in early morning or after 8pm-9pm at night. I heard so many stories from friends that they got snatched or robbed on the way to/from LRT to home.

Basically, for condo over RM500k, as what the above said, they have their own transport and it can be easier to drop by to the station.

Depends on which view, if too near to the station, it will be convenient but it will also crowded and busy traffic...

Other agent told, the different between the two is just the balcony... Got big praying place thete, if wan less noice, cn ignore balcony ady.. haha. Double glazing windows will work?

Double glazing window can reduce noise by up to 75 % as compared to the standard window,

Example, i have been visited condo that next to highway with loud traffic noise, after close the double glazing window I can barley hear any noise coming through it.

What is the price range for different unit and different floors?

lowest floor + 1000sf = RM?
highest floor + 1050sf = RM?

if its RM500k, its realy cheap! gurney heights is RM400k, but its all old buildings.

lowest floor starting would be 570K (before any discount)
after rebate, price psf is around rm550 .. ( non bumi )

if nett bumi price would be rm521 psf

yupp..compare to surrounding, it was superb cheap n worth !
could compare with The Chymes price psf around rm800 starting rclxms.gif rclxms.gif

but the rental rate for gurney height (haute neighbour) not bad.

can reach rm2k for 1000 sqft.

just need to top up like 200-300 to cover loan (if rate remain stagnant 3 years later upon vp).

but one concern is, the rumawip. their purchase price is very low - 199k. 800 sqft. decent size. for sure they can offer much-much lower rental rate and I think this will heavily affect the rental rate for gurney heights & haute.

I booked one unit Haute during their pre-launch on 18/06/2016 in Old Klang Road. And been asked to pay 10% down payment. Which I had already paid on the same day.
Nothing was mentioned or highlight to me that which I have to provide 2 loan rejection letter from their panel banks as my loan were rejected. And also nothing were mentioned there is 1% charge fees on my purchase price.

I am so surprised and disappointed when I received an email from the developer today after I submitted my cancellation with 2 loan rejection letters!

I had already submitted 2 loan rejection letters to both the agent and the developer. One is from RHB and another one is from AmBank.

And Now I was told that I will be charged the penalty of 1% of the purchase price plus 3% credit card charges as one of the loan rejected letter is not from their panel banks!

On another words, there were already 2 banks rejected my loan applications. Even I submitting another 10 other banks applications, they will still rejecting me.

Is this the new way of conning people money?

I am seeking for public help on this. How should I file this case to the Tribunal court?

Ambank is not panel bank, i would suggest you better look for the agent and get his clarification

Not sure about Haute, but for their latest launched project, the above stated are their criterias. We were given a letter to sign stating the above conditions when we pay the 10% downpayment.

I dont know, you are the buyer or you are just post it... But I knew the story...

The case story is very funny, AMbank is not the panel bank for this project, but she said she was submitted to ambank ...

Anyway, this is not my case, but I was trying to assist her at that time, she refuse, and insist she already submit to ambank...haha...

Just submit to another panal bank and get the rejection will do, very simple, but insist ambank ambank...

Panel banks: MBB, PBB, RHB, UOB, CIMB, AFFIN, MBSB..

So, u all can review her story yourself...

Had the chance to visit the showroom. Nothing to complain for the price vs layout/size, like the duplex and their practical layout esp. the lanai area provided and the provision of 2 car parks minimum. But location, distance from mrt (1km), 1 side facing flat and the big mosque is a turn off. Location refers to the surrounding environment. Still have many units available for all facings. I like the way this developer did up their packaged plan and marketing, very thoughtful and purchaser needs are priotised. If there are shortfalls, they compensate it another way eg units facing flats are given 3 car parks. Their facilities are practical too, most matched to the locals needs eg. badminton court (i prefer this compated with tennis court actually lol, didnt we grow up playing badminton more)

With this price, location, total units and features - I would expect it to BBB since it started 1.5 year ago. Forum discussion also less active in general.

What do u meant by those left is of Bigger Size? AFAIK, they only got Two sizes, which are about the same @ 1003 sqft and 1046 sqft.

How big is your big and not much left means how many % ??

Is all about the pricing. this project should be 500 plus psf at underdeveloped malay area. while AK other project launching at 400 plus psf + boost with LRT/MRT.

Yes AK also got project at 500 plus psf but located at prime area with LRT. So why buy this?

I tot this project with so many big ads last few months ady sold out? somemore agents said cheques collected ady exceed the units available during pre-sales, but nw still available meaning something not right with it? can share?

Still got 70 units before this and close to 50 units for now, which translates to 70-80% sold. It only has 274 units tho. Haute is better buy than Astaria.

will definitely fare better rental compare to 300k rumahwip skyawani 1.

Got info group of owners hand out protest memo to khalid samad regarding maintenance fee rm160, higher than kepongmas rm125...tnb deposit fee is charged at rm500 compared to usual rm250....renovation deposit rm2500 if owners not using the dev contractor

Of course very low chance Gurneymas will have lelong, if got also maybe ppl willing to bid up until 250k.

Their immediate neighbour Haute, located next door should be concern. Throw in some report to the authority and see what is the reply.
So far nil action taken against RUMAHWIP/PPA1M/RUMAH SELANGORKU/PR1MA owner that rent out their unit instead of own staying.

Short term rent / airbnb ban automatically being implemented in the rule presummably by the developer team. Not via any AGM/EGM. Hearsay Parkhill Residence also by the same developer did the same thing.

So i guess to revert this is the other way round then. Need 75% majority voted for this ruling to be turn around.

🏈 Pemaju janji nak buat badminton court. Tapi tinggi siling setingkat je. Mana boleh kasi bola tinggung camni...main pingpong bolehlah.

assume he took 100% loan 198k. outstanding principle amount 195k maybe now, his house sold at 292k.
minus all related cost maybe about 10k?
balance is 80+k
bank only want take make the owed money that's all.
