The first phase was so cheap back then. A lot bought and left it there, some irresponsible ones don’t even bother to cut the grass. Even now they sell below market value still make profit.

I think most of the empty ones are in phase 1 & 2 when the prices were low and people grabbed as investment. Most of the new ones are owner occupiers because the price is not cheap anymore.

For me distance is not an issue and it’s pretty pleasant staying here for sometime now. Also, the built up is way bigger than surrounding developments, plus its freehold.

The only downside is KLK’s lack of experience in developing the commercial aspect of the township. The commercial growth happened very organically over 10 years since the handing over phase 1. Honestly, I’m not having high expectations on the coalfields retail park either.

Whereas ecoworld managed to transform the whole Puncak Alam from a cowboy town to a vibrant area in a shorter period of time than KLK.

Agreed, the time spent on the road is similar to the other comment who said it takes them 45 mins within KL.

Also not sure if it’s worth mentioning, initial works for the new petrol station at the BSC entrance, opposite KIPmall has just begun.

KLK is super slow. BSC had a 5 year head start compared to Eco Grandeur and 2 years compared to Elmina East. But look at those two developments compared to BSC.

Yes the key is accessibility. They’ve been talking about a direct access to Guthrie & LATAR for the longest time. It’s even on their masterplan model in the sales gallery. But when will it happen is anyone’s guess.

This is true and it's worse during puasa month. Traffic starts from KIPMall itself all the way to the Saujana Utama traffic light. Residents need to start lobbying so that they widen the bridge after the prison and also at the Saujana Utama traffic light to allow cars to go straight without waiting at the traffic light. Or it's better if KLK keeps to their promise and build that direct access to Guthrie from within BSC.

LATAR route is much better. Traffic only builds up at the Rawang Selatan toll towards NKVE.

If you’re using DASH, you’ll reach within 45 mins but have to pay hefty toll. If you want toll free, the old road towards Persiaran surian via Kota Damansara, you’ll have to leave before 6.15am.
