Hi all neighbours, i just finalised the purchase of a sub-sale unit in Precinct 1. Meet with Alex which is the Secretary of the local committee at the area.

Now looking for Contractors to do some minor renovations for the house and also water proofing. I can see there are quite a number of cracks on the wall of the house but can't complain much as the owner sold to me below market value.

I really love the serene and quite of the area.

Quality of KLKLands. just 1 year plus VP, warranty will be end in 3 months time.

many more part got tis issue, i did not upload only. room also like this. they just remove the paint and replaster.
yet they claim it is only hair line crack

Cracks on the wall got nothing to do with how much you paid in subsale ...dont be so naive.

Check if the house is still under warranty and claim kau kau.

Need to differentiate whether they are hairline crack or structural crack. The latter means the house is sinking.

wa... hairline crack? how they usually define hairline? this one definitely need some serious restructuring already... but most probably could be land sinking issue... some of hillpark unit at the border of the hill... also got such crack issues...

should be around or more than that, as his one is presint 1
developer will not responsible anymore as warranty only for 2 years.
anyway u did not know the current market is teribly bad? my condo stuck there for 3 years no taker in bandar puteri puchong

anyway i wont be die alone, if my unit sink, the whole row should be same issue cannot be my unit only

intermediate most probably the last to kena the most... the ones nearer to corner or end lot will be the most serious ones.... wont sink til rumah collapse... but the serious cracks will annoy you alot....

yea if they did not remove the paint, i wont see how terribly the crack is until like this.

if the crack line is not bigger than one piece of your hair its called hairline crack. easily fixed.

if phase 1 launched in 2011 r earlier at si beh far place still cant make money, the subsequent phases really eat grass lioa.

this area is far, not near, that why subsales is difficult.
mayb 10-20 years later develop than got chance to sell better price
if purhcase own stay no issue, investment need to keep for very long time

structural defects, warranty lifetime wan.....dun let the developer get away.

otherwise how you think the highland towers got compensated?

with such a bad cracks, wonder why the subsale buyer still bought it...…..???????????


damages like this only two reasons
1, the pilling system used was wrong, without taking into the account of condition of soil when built.
2. underground movement, either caused by underground water, or jusr soil movement.


am no expert. last time phase 2 of ecopark also faced the same issue.

you didn't move in immediately after vp?

try to ask developer to fix. re read your spa again...or go to tribunal for clarification.

I am quite sure structural defects warranty life time.
