i visited cyberjaya lake garden last week. the toilet at lake garden look like no maintaince. how the sepang council doing their job? it will damage the cybjaya image.

Cbj sure over supply. if for own stay , then no problem. For investment need to hold for 10 years.
Nowaday , many places also over supply.
The properties cant flip like 5 years ago.
We hold for the township completed mature.

landed mostly above 1m.

yes, i would said just my own prediction.
i also bought property at cbj.
i make this as worst scenario for my property.
if the mrt2,hsr completed, it will be a boom for cbj.
it will get more people to work, study,stay, play at cbj.
People from kl, seremban, melaka can reach cbj easily.

cbj need 10 years or more to fully mature. so holding power is key factor. Newbie expected fast return.
nowaday no more big gain after vp. since we like the enviroment at cbj and wait for property appreciation.
My first landed property also need 10years to double the value.

If u think u r so good n great then u alr a billionaires. Don't f ard here to show off u r very intelligence or smart A$$. I invested Rm 5mil+ in cyber only but I also never keep convincing or persuading ppl to buy. Like cyber - u buy. Don't like - move on. Over supply is everywhere not just cyber. Go to Klcc, mont liars areas n see, how many condo units with the lights on? Each buyer regardless own stay or investment or flipping knows what he is doing. Don't think you can call them herd as if u r the expert.

good said! cyberjaya is one of the best place at kv. Rawang, semenyir, kajang , selayang and etc cant meet cbj standard.
Becouse well planing at cbj compare to other area mention above.

I don't know why? I fall in love with CBJ with first meet.
I like the new building, wide roads.
Totally difference with the area that I live now.
Last time may be wouldn't have a choice.
Need to stay near by working area.
But this is weekend home, than must choose a place that I like.
So I buy for my weekend home.
I don't like congested area.
I just need a place for me to enjoy the quietness.
I think many people invested at cbj also same as me.

The unfortunate part of cj is that its pricing was attached w premium...more so with landed projects...and those launched during the property bull run period such as seg and symp hills now back down to as good as lelong products. Without investors and flippers....there is no where to grow a township....strictly my opinion.

One more thing...none of my friends that bought cyber projects actually moved into cyber...and i only have one friend that lived next to cj....bcos he works in serdang...it might comes as surprise to many but it was me that recommended him the place and he booked it first time he visited the sales gallery. So despite i dun look too well on cj..i know what people suit cj or close to it.
Most of my friends still stay in puchong and cheras.

On a personal level....i like live in a place where nostalgia and new collide. When u live therel...it reminds u of something old and something new. Basically it has soul. Therefore living in a complete new township from ground up is just not for me....i know many people like the new setup township....each to their owns...

anyone have their own veiw or own reason invest on cyberjaya. it like willing buy and willing sell.
like 20years ago, many people said rawang no good or puchong is a tin mining land.Rawang is very kampung place, bangalow house only rm200k. Puchong many land slide at that time.
but this two areas now with good return.
