I had an ex colleague (makcik) who told me she rented her house to a couple in Rawang and the couple didn't pay the rent for a few months. Lots of excuses ranging from "lambat kluar gaji to mak/datuk meninggal" so she called and called but they didnt pick up so she went to the house and they didn't open the door and instead the kid there asked them to come back once the parents are home.

She hid somewhere after that and saw the mom in the house. Fed up with their behaviour, she and her husband came back and shouted until they come out and they begged for another day so they said okay, this is the last time.
Next morning, the family was not there and they left the same night with broken furniture, damaged windows and cracked flooring.

Makcik was so pissed and she told me "Lain kali, i dah xnak sewa kat <certain race>" but i shrugged it off.
Well, i didnt listen to that advice and now, im renting my unit to this particular coule and there's water and electricity bill outstanding to RM1k. He says "xde duit bro this month, next month i baru bayar" and each time he only pays part of the outstanding amount and i need to remind him almost every week.

In b4 cool story bro.

Sometimes i just feel like replying him "Klu x mampu nak bayar, ko tinggal PPR je la".

Best is to spend some time to have a talk with tenant before rent out to try find out what type of person they are.

So susah. I kira lucky liau, the maintenance fee I always didn't pay and the tenant pay for me pule doh.gif

Long story incoming:


Onet time my tenant owed 3 months of rental, then in April pay January rental, then never pay again until June so we hire lawyer send letter to them then they pay Feb to May rental. Then never pay until September. In the end they sold the business and try to lari to Ipoh by paying us the owed rental with a cheque that before we banked in, he called the bank to stop the cheque.

Lucky we friend friend with the new tenant make agreement with him about the how the money for the sale of the business is handled, new tenant writes 2 cheques for the owed rental amount, and if the old tenant pays up the owed rental, we bank in the cheque to him, if he lari we bank in the cheque to my bank.

Then old tenant give the cheque dated few days later one and tell us not to bank in until that date, then straightaway he called the bank to stop the cheque. Fella called us everyday to bank in the cheque to his name to him but we said wait until we clear his cheque first then we bank in for him. Since his plan failed no news from him liao XD

I got a good news, the tenant finally passed the house back to us and ask us to go there to lock it. At the same time commission of energy replied my call, so on monday I have to go to police station to report the tenant is out and they did illegal connection for reference for TNB. Thank you very much for your all help.
