I just got a Notis Kenyataan Pindaan Senarai Nilaian from Majlis Bandaraya Petaling Jaya.
There's a new "cukai yang perlu dibayar" value which will take effect next year.
FYI, I'm staying in a condo.

A few questions as I'm newbie with my first property:
1. How do you say this "cukai taksiran" in English? chinese is 门牌稅 ?
2. Is this just a notice, hence I don't have to action anything?
3. How do I pay this cukai? Do I have to pay myself at MBPJ office? or the condo management will pay it then charge me under condo bills?

can use their E-pay service (http://www.mbpj.gov.my/e-perkhidmatan). If you don't like online service, just go to any MBPJ office.

1. cukai taksiran in english will be Assessment.
2. This is a notice regarding an increase in the valuation and hence increase in assessment rates. If you are not agreeable to the said valuation, you will need to write in to oppose the said valuation.
3. Assessment is billed to each individual units. You can pay it online, post office or at MBPJ itself.

nope, you pay sendiri.

how do i know if i have any outstanding from previous years?

The cukai taksiran will display the amount outstanding from previous years, if any. If the property have no outstanding hutang, then just the current year amount will be shown in the bill.

where do i get the bill? i've never received any bill before.

It will be mail to your condo address twice a year . The second half assessment mail already sent out last week so if your don't receive means no need to start pay yet.

Omg, I found error on ecukai. TODAY IS DUE DATE, hv to pay before 29/02/2015. I plan to pay online but I can't make it and somemore I dun hv JomPAY account. Will I kena penalties? How much for the penalty? How many percent?

That one is cukai tanah, MC pay first then will divide equally with numbers of unit

For assessment tax, you can check from your own account yourself. Local council should be able to provide that

is cukai tanah same as quit rent? Do we have to go to pejabat tanah to pay? Mine is apartment? Or i pay to my MC as you said?

Yes, that is the same, BM and BI.

For strata unit like your apartment, you will pay to MC office. In your statement they must state your payment portion for the quit rent. You also can request for the actual payment receipt for any official business required the receipt.

Hi , can anybody explain what is the difference between cukai tanah , cukai pintu & cukai taksiran ?

Cukai Tanah = Quit Rent = paid for the land, paid to State

Cukai Pintu = Cukai Taksiran = Assessment = paid for the property, paid to Local Authority (MBSA, MPAJ etc)

Depending on which Majlis Bandaraya. For Shah Alam, you can call them to check your outstanding amount. Rest I'm not sure. Never try calling before.
