Well, I agree with what you said.

But no harm in asking questions here and getting some input.

At the end of the day, the person who posed the question will have to make the call (after doing his/her due diligence, that is).

I'm not Chinese educated, but don't see much issue on the wordings used either, if you ask me.

I'm sure most local buyers interested in this project should be the type who have a good grasp of English.

There will always be a vocal minority in any of the threads who seem to take joy in running them down.

But at the end of the day, just let them stew in their own juices. It's ultimately up to the buyers to make up their mind on whether to buy a unit here or in other projects.

May not necessarily be those kind of people. They could be agents with their own interest running down projects that are not part of their portfolio or just ordinary folk who just enjoy spending time bad-mouthing projects for the fun of it.

One thing I'd like to know is the process of preparing the SPA. Is it the developer which drafts the SPA, then pass it to their appointed legal firm for review before finally getting the buyer to sign on the dotted line, or it's the developer's appointed legal firm who drafts the SPA all the way and getting the buyer to sign on it?

My last experience is upon signing the SPA, we won't get a copy until it is signed by the developer side, their legal firm rep and stamped. I suspect that there must be a collusion between the developer and their appointed legal firm(s) in altering the contents of the SPA that was already signed by the buyer(s) while maintaining the no. of pages in it.

Maybe future purchasers can demand that they keep a copy that they initially signed and when they get their stamped copy a few weeks later, only then review page by page to see if any alterations are done on the latter?

Not everyone in this forum can read Chinese. And even if you use Google translate to English (or another language), the content will turn out words or sentences which doesn't make sense at all.
