Budget: MYR ??k

Target: 20 years old 22 x 70 double storey house roof

Location PJ, Selangor

Roof condition: Minor/No leak

Termite Infestation: Not Known.

Question: What is the best way to fix, repair or re-build the roof? And How much budget is needed?

It's only 20 years so I think it can last for many more years.
Why don't you get some one to check for termites and if none just save the money by repairing where it's leaking ?
If you think it looks old, one option is to paint it with roof tile paint which makes it look new and glossy.
I'm not an expert with roof tiles but just a thought.

i agree. a roof should last much longer than 20 years. and since it has no problems why bother wasting money on it? just get the wood termite proofed again (bayer agenda is great!) and use the rest of the money on something else.

The most cost effective method is to double layer it with metal roof sheet. The advantages are lower cost, fast, leak proof, heat insulation. You can also add in a layer of rockwool for better heat and sound insulation.

My dad did his whole roofing. Less than 20k. No need 50k la.

When did he do? What did he do?

If the wood structure still in good condition without termites, just need to change the roof tiles and some roof accessories, definitely less than 50k.

Changing the roof Structure and the tiles estimate RM32k - RM35K depend on the roof tiles u want to use, monier tiles or clay tiles, clay tiles is heavier.

Clearing the debris ,waste and dismantle the old roof should about RM3k- RM5k
