isn't 2.8 a tad bit overpriced? The newly launched unit by SP is only 2.6 with MOT, SPA, LOAN and disbursement all covered, it comes with 2 years warranty as well.

2M would be wonderful. About the same price as a SMD.

We can expect more units specifically at SEP to fall under the hammer in the current housing market. There are so many completed but unsold units as well as plenty more units to be launched by the developer in the next 15 years. Don’t think SEP is suitable for investment anymore.

Well, i received a text from an agent that the owner agreed to slash the asking price of a SMD at Phase 11 (4500 sqft) by a whopping 500k! The owner is selling at a loss. More blood to be seen here. if this were to continue, the regular SMD here might transact below the 1.5M mark soon.

The current deal is not good enough a deal yet, considering the bad maintenance at SEP,  can expect a further 15-20% discount if the market is deteriorates further.

that sounds like the setia alam i know or probably it depends which part of setia you're staying? Is there no other highway you can use other than the likes of NKVE? one of my acquaintance just told me her son bought a landed property in setia, about 5-10min drive to SC Mall. it's popular, a lot of people are moving/ buying property there.

True! Luckily this whole week is school holiday, so lesser traffic. There’s so many upcoming project, but the road is terrible. Road condition also worst especially from precint 17 to NIH.. they should maintain and keep the road safe for users la.. now sp setia quite terrible.

Yalah. These ppl spend so much time to attack and not buy, and don't stay here. A bit free. Notwithstanding having cemetery, there are a lot of facilities here and business/population is growing.

With more companies moving into Bukit Raja industrial estate, kossan building new HQ, Setia City Mall expansion, 1NIH, WCE highway, completion of Eco Ardence (and ppl moving in). I think Setia Alam still has room for growth and the cemetery is just a very very small issue.

If without jam, means noone buy setia alam.

not only setia alam, many places.also Jam, such as puchong, kota kemuning, kepong.

Unless you buy a house near to your workplace.

This launch will b about 10min from DASH Highway

I've done a bit of research yesterday. The way to dash is a windy road and it is about 7km passing through the RSKU housings
Perhaps i should wait for future launches and not jump in the gun for now. Thank you for your opinion!
