Biz wise... Nothing much to shout about there. setia taipan 2 half dead, setia taipan 1 biz picking up but still far from fully tenanted. Hope mcD can bring some crowd....Saw sunsuria forum completing soon and SoHo will be next to be built, but not sure demand there ....

Living wise, I guess not bad as it is close to forest and quite serene.

but all of the them are half dead or in ICU now, more than 70% vacant after VP 2 yrs ago...

setia alam southern got eco ardence with big landbank embarked for commercials as well, so potential wise I would bet on southern part...

the new route to DASH is misleading, though it is printed on the Setia Alam masterplan.. just ask setia alam sales ppl in the sales gallery what is the plan to connect to DASH, they will also scratch their head like u and me... At best, it will be just a kampung road connection to Persiaran Mokhtar Dahari (PMD).. From PMD, at least >5km to DASH entrance... So don't expect any spillover effect from DASH to this part of SA...

dun forget puncak alam has alot of landbanks for commercials as well... ecoworld grandeur, biz park, MKH etc, why would puncak alam residents purposely drive to setia alam north commericals ler??? drive to SCM i can understand, but to setia taipan areas, i doubt... if the link to PMD via the forest beside rimba villa materializes, puncak alam residents can even bypass setia taipan area and go straight to SCM via the road beside ecopark today...

IMO, there are 2 negative things about Careya, and 1 positive

-ve : On the north side, it is close to cemetary (though not directly facing but prior turning into the parcel from main road u will see cemetary less than 500m from it, estimates)

On the west side, it is close to factory, those which emits smoke from time to time, estimated distance, probably 500m to 1km away.

+ve: close to future connection road to Puncak Perdana which leads to entrance of DASH away. However, it is still a distance away from DASH, estimates at least 5km away.

one more positives, sp setia will do perimeter fencing for the entire Precint 17, something u don't find in Precinct 11 for example..

It is not a myth...i saw it with my own eyes at 6pm yesterday, chimneys emitting black smoke.. Maybe not a concern for ecopark cos it is >3km away, but certainly a concern for Precint 11, 17 and the apartments around there...

Yes, despite all the negatives on the location, I think buyers still think it is a good value to get a FH landed <600k with proper setia alam address ...
Its completion coincides nicely with the opening of DASH highway (early 2020), from the site to entrance of DASH highway is about 5km away. (nearer compared to going to NKVE SA toll plaza)

The BBB scene shows that landed with lower absolute price (hence smaller built up) is preferred by young buyers... psf wise it is actually more expensive than other launches...

This plan is outdated.

Why:
1. Ecoardence Aeres land plot is shown as LTAT, it was sold to Ecoworld long ago. Now Aeres houses also handover to buyers already.
2. Previous ecoworld sales office was shown as Sekolah Menangah
3. Current 1NIH still shown as Kediaman, it has completed long ago.
4. Current forest next to Arundina is actually planned for road linking Setia Alam to Bandar Nusa Rhu , not for cemetary. Check Setia Alam Community Forest (SACF) for further details. The committe just submitted a petition to Selangor government to preserve the forest.

I think it is worth looking into subsale at the "older" part of Setia Alam. I see good environment and maturity at Impian, Indah and Damai area.
If financial situation permits (higher upfront capital needed), I would suggest you look into those areas instead of getting the new one from developer. You have good options with 700K budget.

Better to get houses on a cut land than a filled land to avoid the soil settlement issue.
Most parts of the Setia Alam is on filled land except for Damai 14/15/16, Eco Ardence Aeres/Dremien and some parts of Ecopark area (not sure which phase).
