QUOTE(edtai @ Sep 14 2016, 06:49 PM) This is the metal form work in blue color. Properly it is just a jig to mould the concrete at site. Any civil or structural engineer here to confirm? Also, is it good to use this method? Is sound insulation good so that we will not hear from our neighbour talking? I think concrete casting no good la..make house sure hot one..maybe SP cost saving and improve schedule..best is red brick..![]() This post has been edited by sam59: Sep 14 2016, 07:33 PM |

QUOTE(edtai @ Nov 17 2016, 09:36 AM) For me, just for me OK. Head to head comparison if I am now considering to buy semi-D within this area for my budget 1~2mio: I think PKNS houses which are not built by PKNS eg casa sutra built by Mentari is a good bargain..good finishing, luxury land area, at much lower price than SEP.1) Semi-d from SEP is 1.8~2.0mil. 2) Semi-d from EA is 1.6~1.8mil. 3) Semi-d from PKNS is 1.1~1.2 mio. 4) Semi-d from Setia Alam, P11 is 1.2~1.3mio 5) Bkt Raja.......no need la.... Both 1) & 2) having same facilities: strata title, G&G clubhouse and so on. 3) is out of my selection as I dont like to stay in PKNS with certain reasons. If i am buyer, 1st impression is that SEP is more expensive. Buyer at this level will think again if SEP worth for money or not if compare with EA. If i am buyer i will not really care with the built up anymore but Status and Quality life of staying in semi-D at SEP or EA.....LOL. Another Ok.. SEP has no low cost housing commercial link... but the entire this SA and SEP from SP Setia have similar houses also. For me to stay in semi-D or bunglo I would prefer not to have busy and noisy commercial building link or too close to the area. May be you have different perception and expectation. Just shared with you, i have not gone to Setia City Mall for more than a month time already. So it is not really important for me. Being the ex-CEO of SP Setia, he knows well the marketing strategy and cusotmers expectation. So apply the same formula with some improvement that learn from mistake last time. Boost up the image of EA to same level with SEP then sell the properties slightly cheaper price than SEP.. That's your customers call now whether take it or not. Anybody here bought one there? |

QUOTE(klangvalleyrookie @ Dec 27 2016, 05:08 PM) Frankly, got so many demand for office space in SA meh.....? 1N1H will take another 2 years before it can becomes fully operational. 1 year to complete and 1 year to put in all equipment.Imo, setting up gomen or private institutions stand a better chance in creating vibrancy in SA at this juncture. Getting 1NIH into SA is a good move. |

QUOTE(Babizz @ Dec 27 2016, 11:04 PM) Bro, but at RM650 per month (verified), its very cheap la hence attracting the type of base that it has. After all this trefail was launched at 250k in 2011 and transacting at 250k to 290k now. Coupled with costs associated with buying soxo like upfront progressive payment, gst , maintenance etc, many owners are losing big time i believe. The launching price is already super high, thats y now price stagnant, not that the product no good..at 590 psf, that is like kl, gombak price already..so not bad for current market conditions..the only losers are the current owner.. |

QUOTE(HarpArtist @ Dec 27 2016, 11:34 PM) not sure what ur point of view is... but props for investment are a numbers game. so what if the product look good etc etc but lose money during the years when most people doubled their portfolios? it didnt perform its duty or expectation which imo makes it: bad product. What i am trying to say is that, the development itself in terms of concept, quality, maintenance etc is not bad at all. It is not that SPS has produced a bad product. The buyer, if he is a homeowner, buying for stay may not regret it. But for investors, it may not be good as they are not making money out of it. Not everybody is buying to invest. |

QUOTE(Babizz @ Dec 28 2016, 09:10 AM) Bro, do u have an indication of the occupancy? got 30% u think? Well it is my words against yours..nobody is right or wrong..different people different opinion..my view is that the price stay stagnant is not because the development is no good that people dont want to buy..it is just that the current market value is already high amid the soft market conditions..even if u purchase for ownstay, u would like to see cap gain that matches the market or at least inflation right? U dont wana stay in a place tht will consistently cost RM270k for many yrs. I think it also proves the point of SPS being weak in highrise. |

QUOTE(klangvalleyrookie @ Jan 2 2017, 10:49 AM) Yup, prices in SA has stagnated for some time adi, investors that went in recently need to hold longer. The current economy sure ain't helping too. Nowadays, price has been stagnant everywhere..some places even go down..so chill out, dont stress yourself. At the same time though, 1st phase dsl in SEH is enjoying about 20% cap appreciation. Guess that's the benefit of buying early in a proper township development. |
