hi, is anyone know this project owners mostly are Chinese or mix well with other races? I'm not racist here, just curious, as nearby area Salak South, Desa Petaling, Kuachai Lama are Chinese dominant areas.

Wonder how you got the number? I just read through all posts from this thread, initially people said left 30+ units, then 40+units and now become 70+ units? Really a lot of people got their loan rejected ?

Well if got 70+ units, any idea are there any KL view / Bukit Jalil view available? I know the chance is small tongue.gif

QUOTE(wykl @ Mar 8 2016, 06:38 PM)
its really doesnt matter, i paid rm15k to secure the unit first... then i go get the loan from banks...

after i got the loan offer from bank, i will sign the loan offer then i pay the remaining rm15k to the developer..

in this case, i borrowed 90% loan frm the bank and the total 30k paid is the 10%...

of coz, u also need to prepare another 6 to 7k of legal fees which u need to pay when signing SnP and loan agreement later on. smile.gif

feel free to tag me again if u have any queries.
*
Hi wykl, can i know how is the flow of securing a unit?

1. go to rumawip to register.
2. go to developer office submit additional document for review
3. if eligible, then i can start picking preferred unit, and pay deposit (RM15k) , then continue getting loan?

am i correct?

You are right, bro..

after u got the loan, the bank will give u a loan offer to sign to confirm the loan they borrow u...

then u can proceed to sign SnP

after that, the loan agreement will be ready, sign the loan agreement

then proceed to chase the loan lawyer who u signed with for the release of money to the developer... (now im at this step)

then once the money release, u will need to pay interest every month.. dpeend on how much ur bank release the money for the developer, as for now.. u shud need to pay RM100 to RM200+ ... wink.gif

Thanks for the info, I'm planning to get one, but I only prefer city view (either KL or Bukit Jalil, coz pool view might be hot coz no wind flow as the opposite tower has blocked the wind), so if I submitted all document everything, and come to step 3, only i realise don't have city view, can i just cancelled my application?
I've tried to ask the lady in developer office, about how many unit left, she just replied me " just go register first, there are still got units left", like they dont want to let me know more.

there will be less noise i guess... wont be as noisy as LRT Ampang line... coz MRT is lighter and slower... plus, newly built structure + new technology.. noise should be reduced.. i guess  sweat.gif

guess so, but during developing might hear some noise haha rclxub.gif

btw, no city view already. bukit jalil lower level still got
*
can i get to check the list of available units first before i pay the rm15k? and how low the level is that for bukit jalil view?

Most of the buyers prefer Facing swimming pool.
Dont know why.

You sure? Then why those KL View and Bukit Jalil View has sold out quickly and remaining are pool view? I personally prefer KL View or Bukit Jalil View as have privacy + better viewing point.

Just called developer, they said nonbumi lot actually no more, even if i submit document now also put in me in queue and they got overwhelming application, wonder those who said got 70+ units is referring bumi lot or what.

And the developer told me that I need to pay 10% first for them start evaluate my application, in case im not eligible, they will fully refund the 10% for me. But it doesn't sound right, in case i apply several projects from RUMAWIP and i want bigger chance to get one unit, means for every project i applied, i need to pay the 10% just for them to reviewed me?

Others rumawip project, they want buyer paid 15k only allow to submit application and process. Skyawani, kepongmas, pandanmas, ect....
*
wonder how others can applied several projects at once, if they need to pay so much down payment, maybe people only do that for project that doesn't required 15k for process application.

QUOTE(wkleong @ Mar 22 2016, 04:06 PM)
if you really wan than you can try to pay the 10% deposit first, i am sure you will in priority in term of queue even for the bumi lot. Money do the talk...Others rumahwip project you can apply and submit document frist through dbkl web, once chosen only eligible to pay downpayment or balloting.
*
I want only if there are KL view or Bukit Jalil View, if pool view i'll pass.

QUOTE(PrincZe @ Mar 22 2016, 04:35 PM)
Alamak, maybe only have 15k.sigh

Have 30k,but need time to prepare ...
*
actually i'm aiming two projects, if here took my 30k for several months, in case the other project called me up for down payment? i don't have so many 30k leh shocking.gif

QUOTE(wykl @ Mar 22 2016, 04:48 PM)
Means now the non-bumi lot no more edi? ohmy.gif
*

As per conversation, the lady said non bumi lot got a lot of applicants queuing already, means limited unit left

QUOTE(ahkit123 @ Mar 22 2016, 06:22 PM)
U submit document first. After they give u offer letter only u pay deposit n choose unit.
*
Can I change my mind if there is no idea unit for me to choose? means everything approved, and I go to the office with my cheque ready, and I demand to check the unit first, and no suitable unit for me, and i just walk out the office?

If it is too overwhelming and majority of the applicants are non-bumiputra, do you think it is possible for the developer to sell bumi lot to non-bumiputra (with some legal way, request switch to non-bumi lot from dbkl)? or they can't do so? just curious about it.

I don't think so, because the is certain percentage for Bumi and Non Bumi.
They need to follow the rules since it is determined by DBKL and kementerian Wilayah Persekutuan.

But, I agree majority of the applicants are from Non Bumi.
*
I understand the rules, what if the surrounding and applicants are mostly non-bumiputra, no point to insists keeping the bumi lots, and it just make the developer harder to sell their remaining units. Just my thoughts. hmm.gif

Want to know, if I submitted the request from RUMAWIP, I can straight away submit all additional documents to developer's office? Or wait for their call first?

can submit directly to developer's office...faster then go through DBKL
*
QUOTE(paktam @ Mar 24 2016, 11:38 AM)
yes, true, since the application is processed directly by developer.
So, its better to submit directly to developer.
*
If i can straight submit directly to developer, what is the point of applying through rumawip website? Just for a record?
