The main concern is the exist and any public transport there  icon_question.gif
*
MRT confirmed, and it is within walking distance, for other public transport, guess you need to walk a little to Jalan Gempita 3 for bus. This is residential area, guess most of the people are driving in and out.

*
I still preparing documents to submit to developer office tongue.gif
I'm with you, I knew this project quite late.

Anyway, mind to ask, you are selected buyer after you submit all the documents right? And you go to developer office today only to submit down payment, correct?

Cause I called developer before, and they told me to bring along down payment when submitting documents. I doubt is that a proper procedure hmm.gif

Yup I m selected buyer after I submitted all documents to them 2 weeks ago (actually I hv submitted to DBKL before submitted again to developer) n this noon to make down payment if still got nice unit.

One thing I worry too after signing SnP n Loan Documents and DBKL still can reject the sales ?  rclxub.gif  rclxub.gif  rclxub.gif
*
I wonder if you can check the units first before pay the down payment. I also feels like checking the units first before make payment, I dont want bought a unwanted unit and regret later.

Do share more info after you back from developer office, thanks. biggrin.gif

Mean if after signed Snp & Loan Documents still need to wait DBKL approval ?
*
I don't think so, if they selected you as a potential buyer, guess they won't simply reject you already. Cause they already reviewed everything about you, why still last minute reject your sales?

what i did before was to fill the form through rumawip website..then i got email and a call from developer notified me of my eligibility to be process in order to buy the house...then i submitted all necessary documents on friday and already got an answer  that i'm eligible and need to prepare 30k on saturday but i didnt see the email...developer call me to notify me and i prepared the money and chose my unit...now still deciding on which loan to take but PB gave me the best offer
some of us only pay 15k if i'm not mistaken and u still need to pay that another 15k coz most loan will only approve 90%
*
Thanks, I will only submit all the documents to them first, and wait for their call. 30k is a lot, and I can't simply let them hold my money as I'm applying two projects at once, see which one give me response first, then I will go for it.

I didn't get call nor email from developer, I submitted my request through rumawip website, and I check the status after two days, it says pending me to submit documents to DBKL office. As some of the forumers said, DBKL actually authorised developer to accept our documents, so I will submit my documents straight to developer.

You won't get any update status in rumahwip website, just direct submit your hard copies document to DBKL and the developer for secure.
Danau Lumayan will qualifier you on the spot and will send you or email you a Offer Letter on the next day.
Which other project you applied? PuchongMas?
shocking.gif
*
Need to submit document to BOTH DBKL and developer? or just developer will do ?
Yes, puchongmas, but personally prefer hijauan lumayan tongue.gif

i received the letter of progressive billing but i am stuck at the stage where my loan agreement is not yet being stamped... now waiting for the lawyer to send the return documents from the bank for stamping...  sad.gif  so now, the bank i borrow cant disburse the money yet...
same bro, u signed ur loan agreement yet? i guess u are waiting for the agreement to be stamped right?
bro, u havent sign the SnP and loan offer?
*
So troublesome? What about people who apply late? Like @Aty1974, he just paid the 10% down payment and pick the unit, and does he need to pay the second 10% right away?

Buyer should happy with current construction stage,
Some developer delay construction progress, also request bank release money.
Which way buyer prefer?
*
I prefer fast progression developer, fast processing lawyer, and fast approval bank. tongue.gif
But I think it never happen as it involve 3 different parties.

Wa, means you need to pay total 20% from your pocket in case you can't get your bank disburse the money within 21 days? This really hold me back from applying. shocking.gif

In case the bank late disburse the money, we do not need to pay another 10% which is RM30k... its just the penalty which is like RM8 per day (depend how many day late).. so, we gotta keep chasing the loan lawyer to ask them to chase the bank to release the money to the developer..

all these can be discussed with the developer incase u just got the loan not long ago.. u can always tell them smile.gif

Last monday i call my bank lawyer regarding disbursement and she say pending to developer bank (letter of disclaimer). Bank lawyer need this letter of disclaimer to do disbursement..
*
Seem like the problems are with developer's bank, why we got penalty where it is developer's side problem?
Correct me if im wrong, this is my understanding.

Yup...but this rumawip will lock for 10 years could be sold... and only for own stay....

After 10 years this bumi unit might can change to non-bumi unit??

I think most reason is not afford/qualified to buy as loan will rejected if PTPTN not being clear todate.  doh.gif
*
I've borrowed PTPTN twice (Diploma + Degree) and I'd delayed my repayment for Diploma loan coz I've to continue study my Degree, and now I'm repaying PTPTN on time but not sure if the 'delayed' will effect my trust to bank?
