good and happy with KR2

convenient and location
1. LRT walking distance (covered walkway)
2. Tunnel access road (enjoy driving thru)
3. View of KL skyline (chilling )
4. easy access to amenities
breath taking roof top garden (private)

ZR, good public space,
1. good common space deco
2. lounge hotel feel
3. big pool

depend on what you want lol
if you dont take LRT ad walk out... and do not mind the neighbour industrial
ZR will be good

if you like to walk and take LRT, 100% will be KR2, esp to work, and say good bye to Traffic jam

Quite disappointed with KR2. Everything outside the unit is not major problem, small facility area is also not a major prblem, but the most fundamental problem is the layout which is quite terrible: Rooms are very very very small. For type C layout, wow 1454 sf but for e.g. only big room is masterbed room, the rest of the rooms are mickey mouse sized.

Living room is too big for no purpose.

No cow sense.

Yeap exactly... if want all hide in the room, better buy student area and rent to students
*
You missed the point. The rooms are just tooooooooooo small. The type C second and third bedroom are not even livable by a couple ! After putting a double bed, there is hardly other space left.

But kids room no? Why couple?

The space is sacrificed because they allocated maids room and bathroom. But living room just nice I feel.

I went to the Rainz showroom,  so many rooms, the kitchen and living room is exactly what I dont like, cramp everything inside, wanna put out a train set also susah liao..
*
No, it is a 1454 sf unit. It has a huge raw space.

If it is a small built up I will not make such noise.

Agree with you.

Perhaps depends on every individual. One wanna have big big room and another wanna have big big living or dinig hall. Anyhow also its 1457 sq ft, sure some area is sacrificed.

I prefer to have good size living hall, kitchen and master bedroom but I duwan huge 2nd and 3rd room or else, I should buy 2k sq ft or landed.
*
Haha looks like it is only suitable for one family, one couple and the rest are for kids.

Can't even fit 2 couples into the 1454 sf comfortably, wow, that's just a little too much for me to digest !

you means it was different from the layout when you're purchasing?

may i know what is the room size and measurement?
*
Yeah I now suspect the measurement is out. The room with a sliding door into the bathroom (bedroom 1), it is way too small visually. But it has been drawn as a doublebed room in the layout found on the net. I need to go back there with a measuring tape.

But I don't seem to be able to find the measurements for the rooms in the S&P. Anyone care to help out ?

Many things are quite low quality to me.

1. The main door grille. Does not feel good grade.
2. The kitchen cabinet. Low quality.
3. The windows. So cranky. Making "quack" sound.
4. The tiles. Very rough. For sure they are cheap grade tiles.

Major problem is the bedroom sizes have extremely poor design. The bedroom with a sliding door to bathroom, the door open into a dead space which is unusable.

Type C @ 1457 sq ft layout

Your drawing is still incomplete with respect to all measurements.

Anyway, as shown in your diagram, the width of bedroom 2 is shown as 2700mm. Actual wall to wall measurement inside the room is only 2550mm. The "height" of the room not shown in the diagram, is measured to be 3650 mm.

The room is a little L-shape, the space where the door opens into it is not usable as far as I can see. wink.gif

Its not my drawing, its from developer upon purchased.

U better go consult developer then.

Any layout plan measurement provided by developer is inclusive wall / RC / partitions. I thought u would have know this.

Yes I am fully aware of that, that's why I say it's a DESIGN problem. I did not say it's a construction problem. wink.gif

Is there any other show units for other sizes ?

How do you access it since an access card is needed.

The units are prone of rain attack.

Please make sure you guys check that the units are rain proof.

I don't know if there is better way to do it, but they use glue as sealant. Over time the glue will degrade and rain water will get in.

My unit is attacked by rain from front and back and water entered into the rooms.

If you see water mark on the ceiling, likely it's due to upper unit got attacked by rain.

The ad quality of KR1/KR2 are quite bad. A lot of inconsistencies which we know they can't be correct.

All ads in Malaysia is like that. It's fishing. If it's too good to be true, its too good to be true.

Your first prop?

The ad quality for KM1 is a lot a lot better. More consistency. The ads for KR1/KR2 some of them are ridiculous.

Why not hold 1-2 years. I have experience properties that has lots issues before, but they always improve alot during a 2 year period.

Especially KR2 residents so vocal. Its a good sign

No. I did not. It's just my financial planning that if it can fetch good sales value now, it's better to dispose it. I might just use the once-a-life-time RPGT relief.

Pai seh. The orginal question was about whether 850k is a good price to dispose off the prop, too cheap or too expensive. It's not asking for advise to keep or dispose the prop. sweat.gif
