Mont Jalil in the making. hehehehe
Bukit Jalil will morph to become Mont Kiara of KL South.
Location wise Mont Jalil is more strategic vs Mont Kiara. e.g. in between KLCC/TRX/BandarMalaysia and Putrajaya/Cybyerjaya/KLIA.
Infrastructure wise...got 5 LRT stations, near MRT2 stop for TPM,
- got east west Kesas Highway, Bukit Jalil Highway
- north south Maju Expressway, KL Seremban Highway
- near high speed broadband network - TPM
- got nice park -Bukit Jalil Park
- nice future facilities - KL Sports City, National Sports complex
- will have some of KL newest and biggest malls - Pavillion BJ, Paradigm Garden City (OUG), MRCB Garden City
- will have a new business hub at MRCB Garden city and Pavillion BJ
- got a high tech park at TPM and broadcasting center at TPM Astro
- got a nice convention center
- got few colleges


Future seems bright.
Mont Jalil will be jam packed in 5-10 years time.

Do not think the infra can take it. cars from sri kembangan and puchong already using bkt jalil to bypass tolls

wow. just wow. people really think just by building many buildings can make another mont kiara. build means sure sell? sell means sure stay? stay means sure spend? doh.gif

if world is like that china and russia wont have ghost towns liao. build more and more malls lah. the mall every1 in bj banking on is operated by a team whose latest mall dont even have footfall of the cafe outside my house.

bj is alr so oversupplied. easily can get 1ksqft < units at 1k+ rental. agent friends keep trying to tell me to move there as renting is cheaper than paying interest. add the next few years supply and rent will be staying flat, at best.

mont kiara is an old and mature area in KL. no more land to plan for those.
mont jalil is a new and upcoming area in KL.
with housing price so high...the govt is doing their part to reduce the burden of rakyat as most new generations cannot afford such high price.
for a area to thrive and grow, it need human and population growth.
bukit jalil has land for a mix of new development for mid range and luxury high rises.
over time populations here will rise and that's when it will morph into a hub e.g. business hub for KL south.
Mont Jalil can sustain mid cost and luxury developments. It is a good mix and there is something for everybody to call 'home'.

Got cons.
1) It will be a very crowded and jam packed area in KL if they dont expand the road infra e,g, Bukit Jalil Highway and Jalan Perkasa in the future.
Well....most 'ong' areas in Klang Valley is jam packed anyway.

2) There is alot of housing supply coming into Bukit Jalil. It will need time to absorb those supply. You will need a longer time frame as an investor for ROI.

I am sure those big corportations and govt have already consider those factor when they decide to invest in this area.e.g. Pavillion BJ, Paradigm Garden City, MRCB Garden City, 5 LRT stops, TPM MRT stop.
Mont Jalil is not located in a land farway or sibeh far land.
It is located at near center of Klang Valley.

You will have to look at it long term.

Just follow the big money and govt on where they put their money.

In investing there is always risk/reward.

Mont Jalil has so many plus factors working for it.

u will have to walk 700m-800m from Parkhill to TPM MRT or
you can take the LRT from Bukit Jalil station to Sungai Besi station to connect to MRT from there or
potential feeder bus from Parkhill/ Bukit Jalil to TPM MRT.

Will share more Bukit Jalil corridor projects soon plus a few new ones in Mont Kiara and North Kiara.

In fact, the planning department is so busy like never before. Now DBKL give 50% discount for development charges to ensure development plans continue to come in to support local economy.

if those big corps are so smart why is there failure like iskandar bubble, cyber bubble, china ghost town, usj big door..etcetc?

blindly following "big money" isnt going anyhere...past record is no guarantee of future success...many other places also near centre of KV lah. heck, centre of KV also have slums.

so many people say long term long term...the short term sacrificed can easily be seed money for other investments.

holding power...the interest for 10 years on a 500k property is enough for many better investments lor doh.gif

Mont kiara never perumahan rakyat

Its not like bkt jalil need those ppa1m n pr1ma to make it cheaper to buy those normal condo attached to rumah murah.

Btw perumahan rakyat is low end dev, not mid cost yah..
