For me I will categorized this as Gred B property (using Taiko Pai indicator), but it all depend on owner creativity..
In general:
- Freehold
- semi furnished
- 10% cheaper from market rate at surrounding area, and affordable future price..
Above is my 10 cent review, don't hate me.. Ha ha

I have looked into Irama 991 sf before. The nett price is about RM6++ psf, maybe I was late, price psf for the smallest unit is the most expensive. 1 car park included.

Then Lexa been launched with 876 sf. The nett price is RM5++ psf, semi-furnished with 2 car parks. Entrance also at better position and proven SG developer. IMO, Lexa 4R design is workable, as I would like to combine the smallest room (become wardrobe) with master bedroom (this is GF/wife absolute dream) ha ha..

and agreed, absolute price is cheaper due to smaller size.

I compare with Irama smallest unit as I'm looking into ~900 sf condo..

is good enough if the market value as in SPA after completion. wink.gif

In my opinion, the developer is protecting them in advance if any changing require to the development. It is good for developer as they informed buyer in advance that the design may change to suit at site requirement.

As for buyer, please pray hard that the design will not have major changes.. this is why reputation of developer to be considered.. most of all developments have slightly change on the design (as built).
