QUOTE(Property Focus @ Jun 20 2017, 02:08 PM) It has come to our knowledge, unfortunately, that there are property agents in this forum who are making wild allegations without facts nor basis with the intention of misleading readers of this forum and members of the public in general. since binastra doesn't seems like responding to any questions, let's savour some of their commitment as per their marketing materials, shall we?

QUOTE(PabloTH @ Jun 30 2017, 08:51 PM) This citizen 1 project is going to be a winner. Fully agree!I have visited citizen 2 show room and things were planned in a terrible way. The phase 2 project is way too crampy with little landscape available. The room layouts are smallish as well. The pools are...weird to me. After looking at citizen 1 sales kit which i got from the same agent, i realized things are planned in a much better way. Not only you guys are getting almost 1100 square feet of spaces, you also get two side by side parkings and spacious facilities floor. In contrast, that phase 2 project has either 1 carpark or tandem parking for most units. If i were a prospective ownstayer, i will never consider phase 2 at all. It's a classic casa indah 1 vs 2 Or Ken 1 vs 2 Or casa dsara 1 vs 2 In theory the sequel is supposedly better and improve from the first. But usually the sequel is disappointing. Kakakaka |

QUOTE(bf1119 @ Jul 1 2017, 02:43 PM) Ct1 will be affected by ct2 in the first few yrs due to the dust, noise from on going construction of ct2. So ct1 owner get ready that rental and subsales may not so good once vp. Can look at history as i shared. Does the pool of tenant shift from casa 1 to 2?After ct2 vp, then tenants will go for latest new condo ct2.. Ken 1 to 2? Again everything you said make perfect sense (in theory) but somehow history proven that was not the case with those projects. Will this buck the trend? No one knows and only time will tell. Can we also term fennel as sequel to capers? |

QUOTE(ckloke2 @ Jul 3 2017, 12:13 AM) Regrettably citizen 1 852sqft owners are the worst hit! Depreciate in value coupled with direct competition with citizen 2... QUOTE(nihilistpuppy @ Jul 5 2017, 11:15 AM) can i assume the following:citi 852sf 2br2bath maintenance @ RM0.33psf = RM281 per month avg selling price say RM580psf? absolute RM494k citi2 725sf 2br2bath @RM0.36psf = RM261 per month @RM650psf? = RM471k difference per month for maintenance is approx RM20 and difference in installment would be circa RM116 based on 4.5% for 30 years. Total difference is less than RM150 all in all per month. difference in size of these 2 offering is approximately nearly 20%. and assuming targeted rental is say RM1500 per month. question is would tenants pay extra RM150 or 10% for citi1 to enjoy 20% larger area and slightly less densed development? similarly for sales, and again assuming all things equal, at same price point, would citi 1 be more disposable or citi 2 if both are say asking at RM550k post completion? i think the difference is pretty negligible. please comment. cheers! |

QUOTE(nihilistpuppy @ Jul 5 2017, 12:33 PM) Actually, citizen 2 maintanence is 0.39psf bro... i am intrigued. You have a good point. But I think people will gravitate towards citizen 2 because it's the newer one. Consumer mentality is often new = better. Also, if you look at the facilities, citizen 2 does trump citizen 1. what are the facilities for citizen2? can ist down all of it? best still if you have the facilities plans to share? thanks. |

talk is cheap.
i have done a detailed comparison of the facilities between these 2 development. which is better, you guys judge yourself. citizen 2 have a very distinct proposition which is its dual pool thingy. one can treat their level 2 as the main pool instead with proper 50m distance complete with jacuzzi and children pool. however it's considered a sheltered pool. sheltered pool have pros and cons. usually sheltered pool or indoor pool will have very cold water. unless it comes with heated water else it could be a bit unwelcoming. of course the pros would be swimmers can rejoice and have their swim irrespective rain or shine. but strangely though citizen 2 seems to be missing a few key facilities such as: indoor proper gym (unless they treat their sky gym as the main one but it's just too small) no designated nursery or kindergarten no provision for convenience store/mini market and strangely no mentioning of bbq area? it is worth noting that close to 20% of verified owners out of total 711 units have successfully joined the FB owner page.
https://www.facebook.com/groups/CitiZenOKR/?flyingspaghettimonster=bookmarks and according to the admin, there are many more members pending approval due to their unavailability or reluctance to provide proof of ownership. 20% may not seems a lot but that's still easily more than 100 verified units. certainly more organised to move things more efficiently. and economy of scale in bulk purchases. curtains anyone? kekeke. |

close to 20% of total units have registered in the FB owner page.
https://www.facebook.com/groups/CitiZenOKR/ with total members fast approaching 200. when it's VP stage, expect to have whatsapp/telegram sharing among owners for bulk purchases, renovation, leasing, subsales. the fb page requires strict vetting through by administrators though including snapshots of SPA and some private details. alternatively one may explore the other FB page that's free for all https://www.facebook.com/groups/CitiZenCommunity/ |
