Bk jalil now not much profit margins already. Can see many newbies enter blindly in bk jalil projects now (except the park resi I think it is still good buy for own stay only)....

Not necessary, developers find some ulu ulu area due to scarcity of bigger lands in prime area suitable for townships. Like u said, acquired it with the costs at low and then sell off with high, but that also very subjective investment as a developer bcz this required longer term than a shoebox development. Not many developers able to risk their projected investment unless stronger and bigger developer. If not, how we call them developer, bcz they developing the township, the area and the state bfore a country.
U r correct, Bkt Jalil now seems really not much profit margin left. It was due to the high pricing highrises and the number of supply is greater and greater. However, I still assume this for many other areas in whole KV. Unless, as usual, the key of holding power until all the infra and malls are completed and maturing, expected to be 2020.
But, I think the current buyers, some definitely unable to hold. This is also applicable to The Park, very potential and very nice, but I know some enter it for investment and prepare to flip upon completion due to gambling on mall completion by then. They might be wrong but might be able to sustain bcz we unable to predicts what happening on 2019-2020.
However, I remain positive about the landed in Bkt Jalil. Still high in demand and no more upcoming new landed. The current home owners of Jalil Sutera, Esplanade, Seri Jalil are all majority big bangs.
Next place for developer to develop it, flip it and becomes hot spot? Not sure. I intend to see the developer developed it, becomes hot spot bfore flip it. All these required time. To enter as Phase 1 buyers doesnt necessary would make profit the mosts.
