6% rental yield usually exists only on older developments. The newer ones almost always carries a premium.
This fella got caught up by greed. Between attending the course and making the purchase/applying the loan. There was probably a ton of things he could have done for due diligence. The guru potentially led him down the wrong path, but its not completely the gurus fault.
Whether its the wrong path is also up for discussion. The auction unit that came up for robertsons was snapped up on the 1st auction, across the street bbcc is going on full swing. Persqft also higher price.
Anyway, a lot of ppl complain about property speculators making money. Nobody is talking about these fellas.
Should highlight more. Property isnt a sure win thing. Perhaps there will be some auctions down the line, but demand for the property seems to be very good.

Drugs and property is not comparable.
A better comparison would be cars. Can someone come up with a hypothetical example with cars?
