Hi, does anyone know is Berjaya absorbing spa legal fees & stamp duty?
If not, spa legal fee is RM 2550, and stamp duty is RM5000 blink.gif
I roughly calculates the loan legal fee is RM2340, stamp duty for loan is RM1350

total : RM11240 ...

I went there around 12pm, only 3 people including me.
For those who wants to go times square office, you can prepare the following first before you go to avoid unnecessary trouble.
*Their break time is 1pm-2pm.

1. Cheque
Write your name and contact number behind the cheque. *some bank requires supporting document to issue banker's cheque. Just print out the invitation email will do.
2. Photostat IC
Cross your photostate IC with "Residensi Lanai, Bukit Jalil", both front & back.
3. Envelop
Buy an envelop to keep your photostat IC & cheque.
Write your name, contact number, email, and "Residensi Lanai, Bukit Jalil" on the envelop.
4. Proxy (if you want someone else to represent you to go for ballot)
Fill in & get the chop from sworn officer.

I dont think so, cause people can pull out on the ballot day too.
I think they will disclose the detail on that day.

If they still dont want to disclose, maybe i'll drop out too. At least can get full refund of RM5k.
It will be too late if wait till snp. RM5k might burn if decided to drop out after find out something is wrong in snp.

I think this is very unfair to us if we did not get full refund, cause they kind of "purposely hide" all the details from us.
Let's say, during ballot day they said the project only has 1 lift, unit don't have tiles, only cement floor. Do you pull out from the project?

However, i think the project will be decent. They won't spoil their company reputation at least.

Just my 2 cents.

You can't search anything on google. Use the jalan jalil perkasa 7 on waze to go there. or search covillea.

The information really is scarce, even the ballot location is confusing.
I think most of the people (including me) will think that the property gallery refers to the one near the site.

True, people should not register than cancel WITHOUT valid reason. That should be penalty.
but this project is wierd. We have to pay for booking first BEFORE we know the full detail. We should be given full refund if the finalized detail does not met our expectancy.

Despite all these, i think i'll buy.
The location is good, near to my work place (TPM) rental no need to worry if want to rent out in the future.
Developer got many good port folio also (but is high end property la, not pangsapuri).
I think the location alone worth the price already.

Moreover, having to pay RM5k up front + RM25k deposit will filtered out a lot of potential lelong house.
Low or zero entry cost will make a lot of people buying it but can't afford the installment and recurring charges in the long run. Hence, bankrupt/lelong house.
Sooner or later these lelong house might be occupied by not so friendly foreigners which will cost the property's value to drop.

I think is something like booking agreement. That agreement will be used to apply loan. If loan approve, we will sign the snp together with loan agreement.
So, when sign snp, we need to pay the remaining 25k.

I think is 14 working days?
so roughly 3 weeks. Public bank usually approve/reject your loan application within 5 days.

Guys, from what I know about other rumah wip project, if there are still available units after ballot, they will open to sell it to other buyers. They can choose unit to buy, but must fulfill the rumahwip requirement thou.

My colleague bought casa green (rumah wip near z-residence) few months back.
He didn't apply rumah wip before. He buy it directly from property agent, the ballot is over that time. He straight bring 10% and able to choose left over unit.

I'm not sure if you can still buy it after you pull out from the ballot.

I believe most of us will be using their lawyer. Therefore, free legal fees.
Hence, we might need roughly 40k.
5k for booking, 25k for rest of 10% down payment, then 7k for stamp duty (have to pay first, then claim back later), and another 3k for miscellaneous.
The mrta/mlta can be together in loan.

i'll borrow from my brother.
