just back from ivory after some quick inspection, overall unit is good, workmanship not bad, but some house rules set by management is weird, things like need to pay RM200 for admin & cleaning fees as per each month of renovation taking, and RM200 for move in deposit (1st time heard of these)

yes, that my version of understanding, I hope i misunderstand this, guys please share out your experience though. I will reconfirm this with management office during this weekend visit.

QUOTE(peggylin @ Nov 17 2015, 10:36 PM)
U means if my renovation take 2 months thn I need to pay rm200 x 2 which is =RM400? N another RM200 is move in deposit refundable?,

it's fine if rm200 for renovation to help this area clean after renovation. But every months abit high n not included maintenance fee yet.

hopefully the person who notify me these giving false info... else I will have to rush the reno progress
QUOTE(ykw_86 @ Nov 17 2015, 10:47 PM)
I suppose it should be one time payment of RM200 for waste only, never heard of monthly charges. The person that pass me the key did not said it is by monthly.

then it comes to another question, my contractor said they always handle the rubbish/waste by themself, if so, can we assume we don't even need to pay for the first rm200 cleaning fees?

QUOTE(peggylin @ Nov 18 2015, 07:29 PM)
I did ask the management RM200 (non-refundable) is for what purpose, she told me cost is they need to arrangement rental from the BIG trash from MPKJ by "month", let say your renovation take 2 months then u need to inform them the second months no big thing to throw or foreman will throw by itself then the second month fee can avoid.

QUOTE(kacheek289 @ Nov 23 2015, 08:44 AM)
anyone encountered issue wif 'break-in' after u hv collected ur keys earlier?

i hv collected the keys on weekday and was told to lock the door after seeing the hse. when i returned to the unit  on the weekend, i was shocked that the aircons are all turned on.

how can that happen??

It's very hard to proof its management issue, since you holding all 3 set of original keys. your case really rare and creepy, better get your grill done as soon. as for the power usage, since this month will be minimal, i believe the bill will be very cheap, take it as your aircon & pipe leaking test?

QUOTE(kacheek289 @ Nov 23 2015, 10:04 AM)
no, i hv not submitted defect claim. any idea if can get mgmt to bare the tnb cost due to their negligence towards residences' security?

ya, i totally und tat, and wish no1 else will facing this. so better complain to management to checkout how it would happen.

QUOTE(kacheek289 @ Nov 23 2015, 12:11 PM)
it is not a matter of paying the minimal fees for tnb/water. its the security assurance that TLS can provide to their residence. its not even occupied and such incident happened. i hope TLS will enforce better security though.

they have key to enter?

QUOTE(kacheek289 @ Nov 23 2015, 04:39 PM)
managed to get prompt reply from TLS mgmt. it was the contractor who accessed the hse to test out the electricity but forgotten to switch it off. so no ghostly event here. lolz. they will absorb the cost if any charges incurred to my unit.

they hv returned my key but nothing was done to the defective tiles. i dont know whether i should return the key & wait another month for them to repair..
*
make a second claim for defects, leave remarks on the defective tiles as well in the form clearly. If they not work on that, you can complain TLS office
