 Transfer of Ownership, Love & Affection or S&P

Good day all experts,

A property is owned by X & Y. Loan still left around 100k, loan owner is X & Y too.

Now X wanna sell/transfer to Z. So end result will be Y & Z.

And Z would like to take up a new loan for the 100k amount.

From this matter. There will be 2 methods to do the transfer process

1. Love & Affection
2. S&P

From what I've researched & asked around.

1. Love & Affection
Pros: Lesser stamp duty/lawyer fees
Cons: ??

2. S&P
Pros: ??
Cons: more expensive for stamp duty/ lawyer fees

Can anyone suggest which is the best method to do so?

Im open to all opinions & PMs are welcome too smile.gif

do x and z have any relationship? eg. husband/wife, parents/child?
if no, you do not have this option at all.
and i think similiarly to waiver of rpgt, the transfer vide love and affection can only be used once or something like that.

Love & Affection Cons- Future if you wish to sell within 5 years, RPGT would be more compare to S&P as there is full gain on selling price if you sell in future.
