i pass by jalan yks frequently..
any idea if this road will be widened?
quite a lot of condos / hotels in construction along this stretch and this tiny road definitely needs upgrading.

subsales-wise, mirage is beginning to appear in property portals for RM1.3 - 1.5k psf...
while taragon puteri yks is looking at RM600 psf...
new launches like star and mews are selling at RM1.8k psf roughly..

such a huge difference of price psf for the area...

According to PTLM, number 33 is an un-named development from Exsim, but over there it says 40 storey with 381 units.

If the location is correct, it seems to be at the parking lot in between market place and passion road.

Lorong YKS' lanes are quite small, when I attended a wedding at Passion Road, all the people double park at the side of the road hmm.gif

Small units do-able? Mann... i gonna like it. But but, the view could be block by another development nearby.

Jalan Yap Kwan Seng is not a big road, and it's already full of building besides.. Many ppl is using it somemore, the traffic is gonna be very bad..

I still prefer Exsim to focus on non KL City centrr area but maturing area such as their flagship in Bkt Jalil or OKR, Sg. Besi, Puchong, Subang Jaya, etc

Impressionz YKS postponed first. Bukit Ceylon comes first.

No need to purchase any car park
The maintaince fee mostly will be higher
I take guess is 0.77psf

fiance regretting big time with Exsim Rainz purchase...
get more details of the issues with Rainz owners...VPed about 9mths back and Exsim delivers shitty promises....

no more in the class of boutique developer...Michael Yam and Michelle just runaway without addressing problems....

all lame excuses...FB and whatever group (be it whatsapp or telegram) have admin (so called owners) in the pretext who backs up the developer....

stay away from their developments

i want to see what happen to my comments/status with all this comments in LYN

defect rectification is a horror....lack of key person to follow up...we had to stop defect works to reno...and defect continued back after reno...
total time taken for defect rectification was 3 months (minus reno period) after submission of defect report (mind that defect report was prepared by external consultant and not just done by us (imagine getting a defect report more than 80 pages) super disappointed!!

yes cap ayam!! and it changed few people over the period of 3mths...and u need to repeat the process by highlighting again what was wrong/defects...useless!
