Landscaping = ???
Cleaner = ???
Property management = ???
Maintenance & repair = ???
Pest control = ???
Gym and private clubs maintenance = ???
Cctv, access card maintenance = ???
Others = ???

Before MC is formed most cost bear by developer still ok, onve handover, 175k per month is not alot

Im just sharing but all depends how the MC manage it, also service providers will ask to increase their charges every year when renew thier contract citing high labour cost blah blah, my point is sooner or later maintenance fees has to raised.

There are pro and con of staying in ES, but RM500 a month maintenance might not be sufficient to last. For example, most condo now charging 30 sens plus sinking fund, ES is huge and each unit is large in built up, so might cost more

First 2 years may be enough since covered by the developer once strata title out and MC formed, all costs bear by the resident that's where the pain start.

Man made lake to be maintenance cos will from resident pocket, won't be so nice once developer total hand ovee
