so mean even auction, some unit also wont get as same or below purchase price

Need help / answer from existing leafz block c owner here.

Recently i bought a subsale unit here. However, previous owner has uninstalled and taken away all the air con units.

Would like to ask the owners here, what is the original aircon brand and model provided by the exsim during VP. Please share with me. So i can look for compatible model to fit it up again

Did the owner mention that during the sales process? Im sure your lawyer would have done inventory check before key handover?

Already checked and it wasn't stated. I recalled in the process, the prev owner did mentioned he will take back some electrical fittings/items. Mana tau he actually removed the air con units.
So anyone can share with me what's the air con model fitted upon developer VP?

Went to view subsale last year for 1025sqf & 1130 sqf

Was offered by agent 1025 block B is around 560-600k while 1130 block C is 640k

Do take note for 1025, the balcony at living room slight more exp compare to balcony at room yea.

Not only this development is dropping. Now you can find as cheap as 500k for a 1025 sqft unit at block C. The maintenance fees is massive tho

Yes, I viewed the place once and enquired about the fees. About 0.45 cents per sqft for block A and B, while 0.55 cents for block C. The maintenance fees kind of threw me off...

Low density and so far the building is well keep. Block A and B make more sense.

Visited some units few months back, façade and the building itself are all very well maintained, for facilities, its particularly hard to justify especially block C where the swimming pool is very short and narrow

Wow, the maintenance fees is this expensive since VP? or increased recently? blink.gif
My apartment is managed by same management company of this Leafz, no swimming pool, no gym, no study/play room, no greenaly garden ....etc
Guess what is the maintenance fees? 22 cents per sqft

Harmoni 2 & Orkid villa at Segambut near mont kiara, got everything from swimming pool, gym to greenery park still only 18cents per/sqf sinking fund included. Seems like more cheaper than yours.

Size around 1500sf+. Monthly fee no more than rm300.
