STP only have 123 acres net saleable land while STV has 638.9 acres (1,000 acres gross).
Most of the lands in STV are sold, Matrix need STP to refurbish these lands.

That part belong to multiple land owners. Those in blue is small holdings while in orange is Malay Reserve Land.

Wonder why PM Najib and the rest of VIP stand at where Sendaya Felda Village is located, it this indicated the main entrance face the village instead of Metro Park hmm.gif

May be purposely stand at the wrong side as the plan published by NST show that the main entrance face Metro Park, this is important to make the commercial belt of BSS ong.

AN ambitious economic zone will be launched this week that planners say will transform the lives of millions of people, especially in Negri Sembilan.

They will jointly own MVV Holdings Sdn Bhd, the master planner and project promoter. The chairman of the firm has yet to be named.

The state government of Negri Sembilan will not hold a stake in MVV Holdings but will invest in some of the flagship projects to be developed within the corridor.

Najib, in his 2016 Budget speech, had announced that the government will pump in an initial investment of RM5 billion into the MVV project last year.

By 2045, the project is expected to generate over RM417.6 billion in investments.

It is also expected to witness greater traction given the recent signing of the Kuala Lumpur-Singapore High Speed Rail deal, which will have one station within the project.

Negri Sembilan Menteri Besar Datuk Seri Mohamad Hasan told this writer that Labu would be the site of the HSR stop. The station could be built underground, maximising land use.

One highly-placed source said MVV might propose to the government to make the station an international one to cater to air travellers from nearby Kuala Lumpur International Airport. Seremban is currently slated as one of the domestic stations.

There are also plans to revive the Seremban-Port Dickson rail link.

Phase one will cover 11,129ha. By the way, Sime Darby is one of the biggest landowners in Negri Sembilan, given its oil palm plantations.

I wonder how different between MVV and Negeri Sembilan Golden Triangle (NSGT) initiated by NS State Government since the state government of Negri Sembilan will not hold a stake in MVV Holdings but will invest in some of the flagship projects to be developed within the corridor. hmm.gif

NSGT is an initiative undertake by the Negeri Sembilan state government with the objective to create an Economic Development Region as spearhead to transform Negeri Sembilan into a fully developed sustainable state.

Western Negeri Sembilan Region encompassing Nilai, Seremban and Port Dickson areas were being identified to be the Negeri Sembilan Golden Triangle. It will covered a total area of 1,025 square kilometer and with an existing population of 569,157 as at 2010.

BSS is in Flagship 3 and close proximity to Flagship 1 Seremban 2 & Flagship 2 HSR Labu station shall benefit greatly from MVV and NSGT if NS State Govt has a say in MVV but now they hold no shares in MVV Holdings sweat.gif

The MVV is part of the 11th Malaysia Plan (2016-2020). Recently, Menteri Besar Datuk Seri Mohamad Hasan confirmed that he would be MVV’s deputy chairman. rclxm9.gif BSS sure will be well taken care of rclxms.gif

He is instrumental in overseeing the project as he wants to ensure that all Negri Sembilan folk are not left out of the state’s development.

MVV is an economic zone encompassing some 100,000ha of land from Port Dickson to Seremban and Nilai.

It is designed to complement the already congested Klang Valley, which is home to a quarter of Malaysia’s 30 million population, and produces 40 per cent of the nation’s gross domestic product.

Or perhaps, it can become a new emerging economic zone by itself, which is closest to the Greater Klang Valley.

The zone will include industrial, commercial and residential clusters, and is expected to attract local and overseas investments amounting to RM400 billion by 2045.

Projects in the pipeline include a high technology and industrial zone, an integrated transport district, sports and recreational facilities, a world-knowledge city and corporate campus, a biopolis and wellness hub, a nature reserve, the MVV central business district, a central park and tourist attractions.

What is even more appealing about the MVV is its proximity to the Kuala Lumpur International Airport and major highways.

The sleepy town of Labu has been picked as one of the seven transit stations for the upcoming high-speed rail between Kuala Lumpur and Singapore.

Sources said the station will be built underground to maximise land use, and will also become an international transit station to cater to foreign tourists and investors.

Nilai has many institutions of higher learning while BSS has TechValley. So far BSS only has Matrix Global School but who know they won't go into it later haha

Don't worry about the RM80k - RM250k housing offer, they will be provided but not for everyone, and not everyone will want to stay in this range of properties.

At least developers no need to build low cost house (RM25K or RM42K and below) anymore, they only need to build RM80k affordable house.


Under a new state housing policy announced by Mentri Besar Datuk Seri Mohamad Hasan recently, 15% of new houses constructed in the state should cost less than RM80,000.

Each house must have three rooms and two bathrooms, and measure at least 112 sq m, with half of the houses reserved for bumiputras.

The Star had reported Mohamad as saying that bumiputras who bought these units would not be given discounts.

“We are colour blind when it comes to poverty. These RM80,000 units will be open to everyone,” he said, adding that low-cost houses would be built by Government agencies. rclxms.gif

Mohamad said another 15% of the new houses should cost less than RM250,000, while another 20% should cost less than RM400,000.

“Since developers have agreed to comply with our request that 50% of all units they build come under the affordable homes category, the remaining 50% can be high-end units,” he said.

Mohamad added that bumiputras would be eligible for a discount of between 5% and 10% for all houses costing more than RM80,000.

The ministry will also have to bear the burden of making the payments to Perbadanan Pewira Hartanah Malaysia, a wholly-owned subsidiary of the Armed Forces Fund Board (LTAT) which received a RM2.7 billion contract to relocate the Royal Malaysian Air Force base, of which nearly RM2 billion was still outstanding. shocking.gif

Really hope it won't delay the relocation of Sendayan Air Base albeit the residents there only about 2,000 instead of 7,000-8,000 as expected previously the completion of the air base are still very crucial for BSS.

PETALING JAYA (May 4): Sime Darby Property, Kumpulan Wang Persaraan (Diperbadankan) (KWAP) and Brunsfield Development Sdn Bhd have signed a Memorandum of Understanding (MoU) to lead the development of Malaysia Vision Valley (MVV).

The MoU was signed by Sime Darby Bhd managing director Datuk Jauhari Hamidi, Brunsfield Development managing director Tan Sri Gan Thian Leong and KWAP CEO Datuk Wan Kamaruzaman Wan Ahmad.

The signing ceremony was witnessed by Prime Minister Datuk Seri Najib Razak and Negeri Sembilan Menteri Besar Dato’ Seri Utama Mohamad Hasan.

Spanning a total area of over 153,000 hectares, MVV encompasses the districts of Seremban and Port Dickson in Negeri Sembilan. Through the MoU, Sime Darby Property, Brunsfield Development, and KWAP will explore the opportunity to develop the first phase of the development area, which forms part of the 11,000 hectares of land currently being planned for development.

The MVV includes the development of five strategic clusters, namely Edu-Tech Valley, Tourism and Wellness, New Livable Township, Central Business District, and Nature City that will serve as catalysts for growth, supported by the Federal Government and Negeri Sembilan State Government.

Sime Darby Bhd president and group chief executive Tan Sri Mohd Bakke Salleh said MVV will be a natural extension to the outward expansion of the Klang Valley.

“Sime Darby is proud to be leading a major nation-building development that will support Malaysia’s long-term economic growth,” he said in a statement following the signing ceremony.

Meanwhile, Gan said it is a great opportunity and honour for Brunsfield Development, the subsidiary of Brunsfield International Group, to be part of the project and contribute to urban development in Malaysia for the new Digital Economy.

Wan Kamaruzaman also commented: “We are pleased with the potential of this development and honoured to be given the opportunity to participate, as it is part of our continuous journey in nation building.”

As a public-private partnership with the Malaysian government, MVV will form a key part of the 11th Malaysia Plan and the National Transformation Plan, which will drive the country’s growth and development for the next 30 years, according to the press release.

MVV is planned as an expansion of Greater Kuala Lumpur, building on its organic growth to the south, and capitalising on the existing and planned world-class infrastructure, resources, and talent to attract investments from all over the world.

The 30-year project is expected to attract RM290 billion investments and create almost 1.38 million new jobs, and generate between 6.2% to 7.3% annual GDP growth.

The key infrastructure development in the area, such as the Kuala Lumpur-Singapore high-speed rail and Senawang-KLIA Highway, combined with existing facilities such as KLIA and the North South Highway, will contribute to the growth and success of MVV.

MVV land area expanded from 108,000 hectare to 153,000 hectare (1,530 square kilometers) ie twice the size of Singapore or 69% of Iskandar Malaysia.

The total targeted investment reduced from RM400 billion to RM290 billion over 30 years, I think this is more doable and down to earth. Iskandar Malaysia target is RM383 billion over 20 years.

1.38 million new jobs will be created, currently total population only 500k+, more people need to move here rclxms.gif

MVV concepts is about the same with Negeri Sembilan Golden Triangle (NSGT), well done MB Hassan thumbsup.gif

However where is the tax incentives?? Any firm commitment for the completion of SKLIA Highway?

“Of course, we do not want to introduce infrastructure or growth in a very green area, so we are leveraging on urban areas. Hence, out of all places in Negri Sembilan, these two are more developed,” she said.

Norliza said the focus was on tourism itself to ensure higher yields as the market in Port Dickson was domestic, with a very small segment of the international market.

Another area they were looking at, Norliza said, was the manufacturing sector, which made
up 43 per cent of the total economic sector.

“In the long term, we are looking at higher value industries.

“We are looking at green technology, which will be MVV’s game changer.

“Not many regions are focusing on green and clean technology. Going into clean energy, you can see how it can solve problems for some of the environment issues we have in the long run.

“Clean technology is good because it is generic and can fit into a lot of segments,” she said.

It was reported that the 30-year development project had the capacity to attract more
than RM296 billion in investment, besides creating 1.38 million jobs.

Through the MoU, Sime Darby Property, Brunsfield Development and KWAP will explore the opportunity to develop the first phase of the development in the area comprising 11,000ha of land.

It will focus on four key development drivers:
1)high-tech manufacturing,
2)tourism,
3)skill-based education and
4)research and specialised services.

To improve the infrastructure,
1)there are plans to upgrade roads from Kuala Lumpur International Airport to Telok Kemang, Port Dickson, at a cost of RM260 million,
2)the construction of new roads from Nilai to Bandar Enstek (RM200 million),
3)the construction of an alternative road from the new Seremban toll plaza to the Seremban Middle Ring Road (RM90 million).
4)There will be a 2,440ha manufacturing zone catering to various industries.

Among developments that have been mooted for MVV include Seremban Central, Seremban Resort City, Port Dickson Waterfront, Port Dickson Splash Park and affordable housing schemes. Seremban is tipped to be the central business district, while the Nilai-Enstek-Sendayan area will become an education and sports cluster.

Sometime they use Edu-Tech Valley, sometime they refer as Edu-sports cluster, may be because one of Heart Beat Project -Sports & Leisure City will be built here. Anyway, BSS going to have X-Park can considered as sports facilities too besides the already well established Matrix Global School.
