 Maintainence Fee Hike

Dear all, Has anyone here has a maintainence fee hike after vp?
Can anyone share the maintainence fee breakdown.

Some of the so called branded listed developer recklessly increase their maintenance fees after VP...claiming their maintenance fees showcase during project selling time out of accuracy..

Now based on shared units instead of sqft. Also, accessory parcel now need to pay fees. All these based on new Strata Management Act.

I would expect a shift in rental rate across the board to cover this increase in fees.

Also, GST play a minor role too. GST from contractors services.

increasing rental in current time is a bit tricky to do..unless of course your unit has strong demand ..

increasing costs making it very challenging for owners to get a decent rental yield.

agree....but if the whole industry pushes up, then tough luck to all tenants.....in matter of time, it would be rental game play.....

I agree....

How they calculated is:-

1) Developer hire licensed land surveyor to calculate each owners shared unit based on a formula in the Act. Consider lift, aircond lobbies, accessory parcel, etc. This would be your shared unit and shown in title.
2) Maintenance company take building maintenance budget divide by total shared units. So it will be RM per shared unit.
3) Your fees will be Shared Units x RM.

Many strata developments experience this now. Soon the entire industry will see a hike in rental rate.

even so lets say maintainence fees has increased, but the building maintainence cost will still be similar right? Unless actual costing has doubled. I do not see a rationale for doubling the maintainence charge.

GST 6%, contractors increase prices

Like I mentioned, your parking or any accessory parcel now need to pay fees....last time only count your property sqft....

Actually i see the breakdown the fees did not increased that much, is just that based on formula they r using now, we have to pay higher.

Otherwise we have to wait 1 year for the jmb to take over the accounts and impose a lower fee.

impose lower fee? impossible. always buy those new launch with free 1st year maintenance fee to avoid such dispute

Shared unit does state in the strata title, just look at it only.
The larger the unit, the more parcel like car parks etc, the higher the shared unit.
Just like share portion in ordinary company.

Hike how much is all depended on JMB/MC jurisdiction which is agreed during AGM/EGM.

After VP, I presumed they may need to hire property manager, incur electricity bill on common property, more maintenance fee needed.

if strada title secure, then MC will form. unit share calculation for maintenance fee just introduced recently
