Maintainance office require RM1900 for renovation deposit, and RM100 is Managment fee.
So total is RM2000.
Why they need RM100 for the fee? What's the point we pay monthly maintanance fee?
My unit is townhouse type ( no lift )
Another building with lift ( in same garden) 10. Floor
They calculate the lift maintanance all together. My townhouse no life and I have to pay monthly lift maintainance.
I complaint about this issue, they said the lift is common facility, even I didn't use it.
Where should I complaint both this problem?which society ?
If the property is under one strata property, then all the maintenance fee incurred need to be shared across proprietor owners (based on share unit), whether you use it or not doesn't matter.
As joint owner of strata property, all equal share the burden of the maintenance fee needed.
There is no such thing of lift maintenance fee actually (so that no confusion occurs), all should be lump sum into monthly maintenance fee.
Management doesn't or shouldn't list out details like maintenance fee for life or others, just need to state monthly maintenance fee invoice is RMxxx.
By then MC only use the fund inside the maintenance fee account to pay off the life maintenance expenses.
You can't say you don't use it, then refuse to pay.
Imagine,
some never use swimming pool, then don't want to pay swimming pool upkeep expenses.
Then another one live on second floor, never use lift, then don't want to pay for lift maintenance expenses.
How can?
It is the duty of proprietor owner to pay the maintenance fee required for the strata property so that it is enough to cover all expenses, which is stated clearly in the strata title act.
Maintenance fee is catered for paying common property expenses and upkeep on it.
Renovation is another matter, whereby MC has the right to impose such deposit or minimal fee.
Living in a strata property, need to have a strata property mindset, as it is like living in a big community instead alone.
You need to follow individual house rules set by the management or MC.
