QUOTE(Longshot @ Oct 24 2015, 08:40 PM)
bro Jason,
Yup, that's the advantage provided they give you parking at 4th flr.
If parking allocated at 1st floor, i don't think can walk up 6 storey high...  sweat.gif  sweat.gif
Or is it open, park where ever you like...  brows.gif  brows.gif  but i don't think so
Was told parking will be allocated and stated in the S&P..
*
Longshot bro,
Yeap, one good advantage for you! thumbup.gif thumbup.gif
Anyway, i forgot to ask SEH officials about the completion date, does anyone knows about it?

QUOTE(Jasoncat @ Oct 24 2015, 08:45 PM)
Does SEH allow transfer of the unit to someone you appoint or it will be released for those in queue?
*
Unfortunately it will be released to waiting lists.

I asked.
It will be stated in the s&p. 36 months.
Together with the units spec like tiles, power point, fan points, heater points, parking etc
*
Wow good that you asked, as I always have reminded myself to ask but forget when entering the door..

QUOTE(TFCapital @ Oct 24 2015, 11:08 PM)
Any discount package? Maintenance how much? Did not ask these as well.
*
Rm120 from the sps guys.

QUOTE(Longshot @ Oct 24 2015, 11:31 PM)
Discount... Didn't dare to ask at this price.
Just ask legal fees on s&pp and stamp duty covered by developer.
Legal fees on loan, buyer pay.
I was told maintenance is Rm150 per mth
*

Yeap, usually how much is loan legal fees?
Try to ask is it fully furnished, I think everyone going to pay serious attention to you..

Schedule H, typically 3 years.. Unless SPS obtained approval to extend it to 4 years, which is unlikely I suppose.
*
Hmmph, 3 years from S&P, which means its around Q4 2018.
Not bad, considering it is 18 stories high and 2 blocks each for D'Cassia and D'Cerrum. Right? hmm.gif

QUOTE(corleone74 @ Oct 25 2015, 07:10 AM)
more windows, unit brighter and airier, more privacy & less one side neighbour to kacau you.

cons: if facing west your unit hotter, more chances leak from outside in.
*
Sun rises from EAST and sets on WEST.
Luckily all units are either facing north or south at the moment.

thank you for the geografi lesson.  rclxms.gif
my point is if facing N/S, but is a corner unit ,  the corner unit will probably have either one wall facing WEST (direct afternoon sun) or EAST (direct morning sun) right? whereas intermediate unit will not. generally, best orientations for high rise is NW and SE.

Kamsia, sharing is caring. notworthy.gif
Correcto~

QUOTE(samkps @ Oct 26 2015, 10:11 AM)
SP Setia may have it up within 2.5 years..

No worry bro, SEH and EM are side by side township, any infra / commercial / educational facilities/amenuties are shared and to be tapped in by each other.. Either SEH D'series or EM Karisma / Harmoni actually also a good buy...  thumbup.gif  thumbup.gif
*
Hmm, reasonable for me at least.
After ready, need to give some time for basic renovations for furnishing the door grill, sofa, tables, lights, fan, shower heater, water filtration and so on..Wow so much things to do rclxub.gif
Anyway, reading this post just up one level of my confidence as it makes sense!

QUOTE(gtfan @ Oct 26 2015, 02:57 PM)
i enquire some banker today, they are offering 4.65 (Mbb), 4.65 (CIMB + compulsory MRTA), HLB (no confirmation on the rate) for this apartment price of rm260k++. Let me know if anyone manage to source lower. I got a shock when RHB quoted me 5.1% yawn.gif

So far based on internet search, lowest is AIA fixed rate at 4.3% but the issue with AIA loan packages, they will force you to get their insurance package.
*
I am still considering either MBB or CIMB to apply for this loan.
How about you? Decided? nod.gif

I am taking 70% financing. Hahaha now CIMB got back to me and says, ooops, below rm200k loan amount, it's more than 5%.
*
Well, certainly didnt know that bank dont really "layan" loans with under 200k. Surprised me btw, they dont cater for the low income groups who opt for low cost lands?
Erm btw, what do you mean by its more than 5%? hmm.gif

QUOTE(samkps @ Oct 26 2015, 03:57 PM)
If you have excess cash every month, better take the Flexi loan..
*
Bro sam, I wish to have excess cash every month but sad case here, not at the moment. sad.gif
Most likely I will only have sudden amount of cash pumped during appraisal month.
Unless I start working for UBER getting around RM1000 per month then i will consider flexi loan.

QUOTE(gtfan @ Oct 26 2015, 04:04 PM)
Haven't decided yet. Need to compile all the documentations first.

It seems islamic mortgage loan have a savings of 50% stamp duty. Since we have to fork out own money, look like islamic based loan product is better bet.
*
Yeap, need to go to KWSP kiosk to get EPF sheet ready!

Okay suresure...
Snp is going to be around end of November, what if worst case a buyer did not secured the loan at that moment?
But so far I am quite sided to MBB maxi home loan.
Anyone taking this btw?

QUOTE(gtfan @ Oct 27 2015, 11:14 AM)

Yes, second to this!
I remember one of my vendors went there and went back home empty handed as he was late 30 minutes into the queue. At that time, it was really a good buy, merely above 400k, though i saw propwall mentioned starting from 380k.

QUOTE(samkps @ Oct 27 2015, 10:53 PM)
Don't take flexi loan from CIMB anymore...

CIMB shall charge a flexi charge of RM40 monthly if your average facility usage is less than 70% per month, starting from 1 Dec 2015.

http://www.cimbbank.com.my/en/personal/pro.../homeflexi.html

For example, loan 100k, you put 31k inside the flexi account, at the end of month, they will charge you RM 40 because average utilization per month is less than 70% (means bank loans you 100k, but you only use 69k instead)..

If including the monthly RM 10 and GST, monthly charge is a whopping RM 53 per month..  doh.gif  doh.gif
*
Wow, then my choices has just shrink-ed down into one, which is the TIGER bank!
Thanks bro sam for sharing this important information.

Usually, any time frame for loans to be approved?
