cannot lah. doh.gif if rent for a carpark is about 150-200/month. Very soon to recover from buying a carpark or add into loan.

Thanks, I understand that tenure years is shorter and interest rate might be higher comparing to resi loan .What about location and potential development of surrounding itself ?

For own stay, nt so conducive as it's at an industrial area with heavy traffic.

For investment, it looks good as need to fork out 5% only and developer give 15% rebate & GST is absorbed. Pay abt 22K then can sign SPA already, but only 1 car park & cannot buy extra.

Psft abt 680, cheaper than The Icon at around 1000psft I heard.

This is their 2nd project at this area & they have another piece of land nearby - this Taipan is a taikor in this area, challenging Mah Sing! thumbup.gif

Bare unit bro. I just went to their sales office just now, they have 2 show units. Got their Agent to chauffer me frm my office to their sales office & back! thumbup.gif

Commi loan some banks can provide up to 85%... I have obtained before..
that's why MCT reo provide 12% rebate, if you get 85%, only pay 3%...

Yes, heavily surrounded by industrial area but this project is facing Cycle & Carriage, so not good for own stay, maybe can rent to the middle management of the Co operating in the industrial area?

Well the dark secret of developments, office suites,SOVO,SOFO are all non HDA. Legally, you are not allowed to stay in such units. Only SOHO is under HDA.

I bought a unit with MBSB loan up to 90% ,interest rate depends on personal score card, and tenure can loan up to 35yrs ,but, its depends on final approval from bank brows.gif

Its true that few years ago ,the Residency Park51 was sold at 200k++ ,n now the price had gone up to 600k++ , i guess, still depends on sft & level. And i did heard the news that, all the surroundings factory going to move out soon, within the given time period 15years plan ,nw adi past 5 years drool.gif ,but ,seriously not sure is true or not hmm.gif

Hi,sorry , not sure about that, might need to check with the banker nod.gif. BTW, MBSB offer this commercial proj with housing loan, but not commercial loan even is under HS(D).

The SA did not tell me this news abt the surrounding factories moving out bro! I dont think this is true unless state gomen decided on this matter and compensate all the landowners.

I was being told by the developer agent that time, and i notice some of the factory is already moved out, and one of my fren working nearby here also told that,their company moving out soon, yet still dragging . For me, i am 50% trust on it biggrin.gif

The other panel banks are MBB, UOB and Ambank.Heard from SA mostly nice unit all being taken, left those facing lift unit and lower floor facing factory view units. Did you reserve your unit yet?

This project is under commercial title. Basically you are getting 85% loan no matter how many houses you have.

I'm interested in the project but I'm concern about the safety. Understand that for this unit there will be no guard house means there is no registration needed for anyone to visit the unit. U can just access using access card n I can imagine anyone can just access easily including robbers.

When I bought the SA said comple in Aug 2018, called to ask CCC few months ago, said Nov or Dec, called today lagi said next year! Then further ask before or after Chinese new year can deliver? Developer also cannot provide a firm answer!

Hahaha... until now this project still have not handover to owner. Initially, when heard this project said it will be completed by end of 2018 or after CNY. Then delay to Mar or April 2019, Then said May or June 2019.... Then now say expect Jul or Aug 2019. The outlook looks completed. But internal still pending here and there. There must be some issues which only the developer only knows.
