Haha, i really prefer stay near to cemetery rather then the bloody jam highway and bloody expensive toll....

plus Muslim cemetery will not have heavy smoke like others cemetery...

Good Director will focus on company image and want purchase become royalty repeat buyer...

But SA only focus money... commission... which SA will care for royalty repeat buyer thing??
(especially now everywhere also using outsource agent to sell..)

Maybe he should bring in the Japanese costumer service culture also...
And their QC also...

First time i heard SPA lawyer not allow to initial every-page... interesting...

and IF they are using HDA format SPA then there is nothing to hide, so why can't get a copy? (if want to use GREEN way then can scan and email) Also interesting....

2 month got another SPA? Maybe is the newbie SA giving the wrong info only...

This didn't seem is the the problem from the top management (since they are new in Malaysia property market)

Btw, please check this SPA is under HDA protection or not.

Really didn't have any reason to do another SPA in 2 month later since they already get the APDL that can sign the SPA immediately.
IF they collected 10%, they have to bank in the payment (and all other payment related to SPA price) they collect to HDA account.
Withdraw from HDA account have to follow T&C and the banked-in amount should tally with the report on unit they sold...
plus now KPKT asking developer to send the HDA account statement on monthly basis, so they should easily to trace if the HDA account got any problem...

Saw you are asking this case in property Q&A sub-forum, really do homework before shooting ah.... brows.gif

I am just saying it does not make sense because if get buyers to commit is what the objective is, there is no need to have a draft.

The only real need to have a draft is that they might be amendments later. Layout plan, car park location etc etc.

Actually layout plan and carpark location is ok to amend under HDA SPA (just said is under authority requirement will do)...
And they also can delay on stamping (if they didn't want to touch payment under HDA account),
so there really didn't have reason to sign such draft SPA...

Normally the draft SPA is only using when need to email softcopy to buyer and let them read before signing...

If this happened, buyer just need to bring the brochure (with ori layout plan) then can sue the developer and law firm.
I did remember there is a case like this and the buyer win in court.

You need to aware on Adjustment rate that will determine penalty by developer in case the actual built up smaller then SPA...

Completion date actually is follow by HDA, developer can't change it unless got approval from MOH.
So you should know it before buying and no point make noise upon signing since you only got option by sign or not sign...

actually i think all the purchaser also want more and more discount,
can developer give more discount or law firm not to charge any fees for SPA and LA??

Since they keep saying this is so called '1st reputable Japanese developer in Malaysia',
so what is different between this project and other development??

Well... we see some young girl wearing Yukata (not even Kimono) during some event,
at the same time, we also see they got lion dance (?) during open ceremony,
got XiChuan face-off show presentation (?),
and the funny part is they are Japanese company but give purchaser air ticket to YunNan?
(no one tell them should paid the purchaser to japan and see some Marimo existing project as topic to do a Hu Ha at social media?)

This is what a reputable Japanese developer will do?? (It actually more look like China ah pek company to me...)

The only one thing show different is on they explain block allocation on their website (which i think LYN did a good part to pressure them, but also show they do aware the view when they design the building)

Other that this activity part, what else can Ohako provide as '1st reputable Japanese developer in Malaysia'??
Best workmenship?
Best after sales service?
Best Facility?
