probably rent apartments for them elsewhere.. suez domain did a GREAT job with the kl gateway folks.. gave them more than they expected..

This place needs some commercial shops with nice concept for locals to dine in..

I hear my new home is worth at least RM500,000 but I’m never going to sell it.”

Didn't really approach the staffs manning the booth as I was rushing to collect something and go back to work.

True. 2 blocks.. . total 1k units. Block A and H from Post #1. It is situated on the upper left and top of the development. SA keeps insisting it is on a "separate title" but not sure how it works considering the block lettering counts those but from the map shwon it is part the same central common area (shrubs in the artist impression)

If anything the current 2 blocks on offer is on the lower right corner of development, so the "furthest" from it. They have not launched the "premium blocks" - block F&G on post #1 which is directly north/above these D&E blocks and next to the A&H replacement and affordable homes.

Based on the comments and pics in the last 2 pages of the KL Gateway thread, the workmanship looks alright, but the complaints are due to the fact that it isn't worth the premium paid for it.

Located behind it. They have to do it as part of the agreement for the redevelopment. There will also be a future RUMAWIP behind it too. This RUMAWIP will be located beside the block that is offered to the former residents of flat Sri Pahang.

This sucks though. 5 year construction. Phase 2 and 3 will be another 5 years, would only have peace of mind after 2030.

Just wondering what is the catch here. Why is it launched at a discount compared to other properties nearby? Is it because of density? Current market is soft? Not complaining here, who doesnt want a cheap home but it just makes me wonder, is there any catch, would the product be sub-par? Ughh... decisions rclxub.gif

I think the only downside of this property is the fact that they are launching in 3 x phases with Phase 1 estimated to be completed by 2025 followed by Phase 2 (side by side Phase 1 tower) and Phase 3 (to replace a part of the old apartments behind the construction site).

I'm quite certain a large majority of folks who are prospective Phase 1/Tower 1 purchasers who buy a unit for their own stay are going to suffer from being surrounded by on-going construction of Phase 2 & 3 for the next 5 - 9 years.

No changes. Block A - G. I'm guessing the H you're referring to is probably the RUMAWIP. Dev says the replacement housing and RUMAWIP they will build then handover to DBKL/FT. Both of these are Block A and "H".

I used to live in Sierramas with my family. Rush hour traffic is really crazy. I live in Bangsar now. So much more convenient. Can get to KL/PJ/TTDI etc in about 10mins. And BHP is a 5mins or so walk to Bangsar LRT. The only downside to BHP is the high density. But if u can look past this (not that DSP is any better), price for location is great, esp considering other places like old Klang road fetching 800psf above too. Leasehold? Yeah for sure thats a reason why prices are comparable to other less desirable locations. Unless you have the cash, for sure subsale is the way to go in the current market. But these condos were built back in the 90s. Also important to take note that Bangsar is an old neighborhood so you're gonna have to put aside some money for renovation at least 100-150k. With a 5 yr completion date, I'm pretty sure the economy would be alot better by then.

Lorong Maarof address, can't go wrong eh. There's Chez Gaston just round the corner too lol. Well, Bangsar is an old neighborhood anyway. Yeah 2 carparks for the smallest unit.

Even for investment I think its still quite a compelling product to consider esp when similar price points with other projects.

Lowest floors all gone already haha.

We tried walking from the project site, it's only 6 minutes to Bangsar LRT Station.
Currently soft launching phase 1, Block D 406 units
The units has KL, Facilities & Mid Valley Views.
2 Bedrooms, 2+1 Bedrooms & 3 Bedrooms.

Checked this whole thread and no one posted about the Bangsar residents' concerns about this project back in 2017. Will post it here along with the details in full (The Edge Markets - Bangsar residents concerned over proposed redevelopment of Sri Pahang flats):

KUALA LUMPUR (June 26): The redevelopment plans for the Sri Pahang flats in Bangsar, Kuala Lumpur have raised concerns among residents in Bangsar, especially over the increase in density and the possible impact on traffic flow in the area.

In early March this year, a signboard was put up at the Sri Pahang flats in Jalan Bukit Bangsar describing the proposed redevelopment plan for the 3.97ha site owned by Kuala Lumpur City Hall (DBKL) and the Transport Ministry.

The proposed redevelopment comprises eight blocks of apartments with a total of 3,257 units — Block A (843 units), Block B (410 units), Block C (292 units), Block D (406 units), Block E (406 units), Block F (232 units), Block G (232 units) and Block H (336 units).

Currently, the Sri Pahang flats consists of nine blocks with 1,017 units. There are six 5-storey blocks and three 17-storey blocks. Built-ups range from 380 sq ft to 550 sq ft per unit. The redevelopment will increase the site density from 20 persons per acre to 1,327 persons per acre.

The proposed redevelopment plan was published in four newspapers — Utusan Malaysia, New Straits Times, Sin Chew Daily and Makkai Osai from March 13 to 15. The final date to file any protest against the development was on March 28.

“If you go to the Sri Pahang flats, you will notice that there is only one exit and entry point to the development. Even if they were to open another road leading to Jalan Bangsar Utama, that area is already massively congested. We are not against development, but there needs to be a holistic impact study in terms of how it will affect the traffic as well as the surrounding neighbourhood. If they have something in mind and planned out, they should be transparent and tell us,” Bukit Bandar Raya Residents Association (RA) advisor and immediate past president Datuk M. Ali told TheEdgeProperty.com.

Ali noted that there would be a need for proper planning of the drainage system as well, considering the huge increase in population in the area and the fact that the area had experienced flooding during heavy downpours.

“I think a few years back, sometime in 2013, there was a massive downpour that caused a landslip at SMK Bangsar, which is located near the end of the road leading to the Sri Pahang flats. When the construction [for this redevelopment] starts, we are concerned about earth movements and soil erosion taking place. When a landslip happens, don’t come and say this is an act of God,” said Ali.

Meanwhile, the president of Bangsar Park’s RA, Nitesh Malani, told TheEdgeProperty.com that some 60 residents living in the area have written in to DBKL to voice their concerns on the redevelopment and DBKL has responded that they will look into the matter.

“It is not that I am against development, please don’t get me wrong. We are just saying that there needs to be proper planning and direct clarification on how they are going to manage this redevelopment. This redevelopment will change the landscape of Bangsar. As you know, Bangsar Park is located at the lower side of the valley and when there is a heavy downpour, it always causes massive flood problems and this will directly impact us,” said Nitesh, adding that just two minutes down the road, there is another massive redevelopment of the Kompleks Niaga Utama in Bangsar into a proposed serviced apartment project. The land is located just behind Dataran Maybank and UOA Bangsar.

Nitesh also noted that there needs to be an allocation of proper parking space to avoid road congestion with the incoming increase in density of people living in the area.

“How is the traffic flow going to be managed? When the construction starts, you will have all the dust coming in from the construction site. These are the issues that need to be addressed,” said Nitesh.

Meanwhile, Ali said the Bukit Bandaraya RA has yet to write in to DBKL regarding the Sri Pahang redevelopment, but they have been writing in on the development of Bangsar.

“We’ve been writing in [to DBKL] on a lot of things concerning the development of Bangsar. Previously, we had strongly opposed the highway ramp from Mid Valley to Jalan Maarof because it is a residential road. Today, that ramp is a super highway and has caused massive congestion during peak hours,” said Ali.

“Each redevelopment site must be looked at in totality, not in silos. All impact must be looked at on a long-term basis,” he added.

According to previous news reports, the Sri Pahang flats site will be developed on a joint-venture basis with Pro Green Generation Sdn Bhd. A quick check found that Pro Green Generation is a subsidiary of Suez Capital Sdn Bhd, a member of Suez Domain Sdn Bhd.

When contacted by TheEdgeProperty.com, someone from the developer’s office said “we have no information to provide on the project so far”. DBKL has yet to respond to an email enquiry for an update on the proposed development.

TheEdgeProperty.com visited the site recently and saw that demolition works have started on some of the blocks where residents have moved out. It is learnt that the residents are being moved out in phases.

According to a resident who is still staying in one of the remaining blocks of flats, the others who have moved out have been relocated to Bukit Jalil.

Wonder if this is already resolved between this developer and the residents.

Am not against this project. Just want to know if there's any follow up after the above linked article.

Fair enough. Best to wait and see what the outcome is.

At least they are rational in their concerns. Unlike the TTDI and Tmn Desa folks that keep on foaming at the mouth calling for project cancellations for the sake of protecting their 'hood. If this happens and the whole of KL have to bear the penalty of higher assessment fees as a result, I'll join the chorus of other 'hoods to condemn these two tamans for this.

Very attractive price for such prime location in Bangsar only 8xx psf.
I really think worth buying although leasehold.
Cannot get this price expecially in BANGSAR.
NADI Bangsar selling 1500++ psf , 1.3 mil for 980 sqft.

That's 3257 units!

It's incredible high density. 10 acres land can be big for 3 blocks of apartment with some spaces for small park or garden, but no point when it is just only single entry and exit point.

Spoke to one of sales staff. Total unit is around 1400+ for combined phase 1 and 2 on 6.5 arce land. Definately still acceptable and alright.

Compared to Mont Kiara which is more and super high populated

Some condo in Mont Kiara has 2 blocks on 2.5 arce land which worst.


Rumours saying total units up to 3000 unit is totally NOT TRUE!!!

The landowner is DBKL since it houses the Sri Pahang flats as I highlighted in a previous post. Not the first time the gov't redeveloped land on which the PPR flats are built on.

If not mistaken Block C and D is the first phase with 7xx units, there’s 2nd and 3rd phase as well as dbkl units but not sure how many units in total.

Am new here, I have been trying to look for info on the project on the other side of the road along Maarof right NEXT to NADI. I think is called Alfa Residences.

Any Idea on the project & the developer???

Latest update information from developer manager

phase 2 will be Pets friendly and come with easy ownership package plus 100% fully furnished units.

Pets friendly with pets facilities sounds like a new thing to me

Visited the showroom and did a site visit last week. Phase 2 still has some units available, and even Phase 1 has a few left.
It’s surprising, given the prime location, that there seems to be less interest in this project compared to nearby ones.

Could it be due to the price or the leasehold status?

Would appreciate insights from any sifus here on what are the pros and cons of this project? The nearby developments seem to be doing well in comparison.

KUALA LUMPUR: Police have confirmed that the body found at a construction site here was of missing United Kingdom national Joardan Michael John Johnson-Doyle

Kuala Lumpur police chief Comm Datuk Rusdi Mohd Isa confirmed this in a statement Thursday (June 5).

"The body was visually identified by an uncle of the deceased who had confirmed the identity via tattoos on his body. This confirms the body of the man who was reported missing on June 2," he said.

He added that the cause of death was identified as "chest injury due to fall from height".


"No elements of foul play were found at the scene of the incident. The case has been classified as a Sudden Death Report," he said.

Comm Rusdi also urged the public not to speculate on the matter.

UK-based Daily Mail reported that the 25-year-old was last seen in Healy Mac's Irish Bar in Bangsar at 8pm on May 27 when he sent his best friend Owen a photograph of the pub's quiz night poster.
