The project consists of 4,200 loft apartments with 850,000 square feet of retail space.

- Not first timer developer.
- Mixed development of commercial and residential.
- Strategic location and high visibility from major highways.
- Service apartments used for residential.
- Unit size estimated 850 sq ft, 3 bedder.
- All duplex units and double facade loft apartments.
- Proposed pedestrian link bridge to existing LRT Station and upcoming proposed MRT Line 2 Station.

Most likely in taman salak selatan, MRT2 Station S24. Definitely, a good deal for close vicinity to KL, LRT and MRT2 connection, 850sqft, 3 bedder below rm500k.

I wouldn't be surprised queuing starts 1 day before. Lets hope got group purchase, less headache to que overnight on the streets.

If not mistaken the show unit is about ready and its high density project more than oug parklane. Maybe can ask ask a bit more

wow....for rm500k definite a steal....

take it positively on the high density 4200 units.....imagine now, if each unit 2 cars, that makes 8400 cars.....now look at those high density apt like Parklane, etc coming towards city.......all will die standing....hahahah...they will never reach KL even in 2 hrs crawl...hahahaha....

I would close eyes, park in this. Also link to LRT. In 8-10yrs, u will say u did a right choice. But me too lazy to go que overnite leh....dangerous too....

800m is the edge of walkability. If got covered bridge, it is walkable. If under hot sun, quite jialat.

Maybe all the govt linked entities e.g. Maju, MRCB and MARA have already plan it out.
First Maju build the main Maju expressway to link KLCC, Putrajaya and to be extend to KLIA..
Maju then build a nice mall with lots of housing here.
MARA build a nice campus to bring in the crowd.
MRCB build some nice office towers in land north of TPM after they refurbish the stadiums. I am sure those workers need housing also...
Add a MRT to link with KLCC, HSR and Putrajaya and a KTM station to link with north and south KL .....everything will be just nice for a ideal KL suburb location...

Correct, you can see the signs liaw.
1. MRCB gets 92 acre of Stadium land. Office, mall, commercials and high end resi likely.
2. Mara wants to build educational campus.
3. Asia Pacific uni expand campus.
4. Maju and Parkhill build up residential supply.
5. MRT, LRT and proposed new ktm station at Maju.
6. Still alot of empty TPM land there. What else will they build?

This place used to be lousy area, now they all kamcheng make it boom liaw.

On the other side, you have Pavilion and Paradigm. Bukit Jalil really will be a very nice place to live. The exclusive residences probably near Park and Golf course with the mass market ones in Bukit OUG and TPM.

4000 over units, suppose you need strong holding power as need to compete with other investors. Same like Parklane OUG, the very moment almost hand over, speculators especially the desperate ones are throwing away the units on hand. So the market price went down dramatically. This also happened to the rental rate there.

So all sifus think this is a good buy to go after?

i worried abt 850k space of retail space here..thts like paradigm size.. here few mamak n chapfan shop would be good fr d residents..maybe 1 floor of shops across d whole area..

pavilion bj got support frm easily 20+k new apartments nearby!

Well....the TPM MRT station is a game changer for this area. By placing a MRT station here....your potential 'customer' or residents will be anyone that rely on or uses the MRT .e.g. anyone that is from as far south as Putrajaya and as far north as KLCC area, Kepong/Sri Damansara area, Bandar Malaysia, TRX area etc.

In a sense...the public transport connectivity matters and this can be a strong catalyst for a huge southern KL mall/hub connected directly to MRT.
Besides that, this location is in the middle of an important KL- Seremban highway and KLCC, KLIA mid point also.
On top of that, the university campuses, offices building e.g. Scope , Astro, Maxis are primarily located in this part of Bukit Jalil

Pavi BJ is further inside BJ.

say, 4000 units x average RM400K then we can know the $$ by developer.

of course need to minus out land cost and construction cost, i believe with this density, could be < RM200psf.

I am longing for some nice glass house garden similar to Singapore's Garden by the bay to be built in Taman Komanwel Bukit Jalil or Bukit Jalil Xtreme park just north of Parkhill .
Remember the with the land for stadium refurbish deal...the winning project is suppose to built an 'Icon' in Bukit Jalil with the main goal of attracting visitors to Bukit Jalil.


Thus it has to be something unique that cannot be found anywhere else in other part of KL to attract visitors.

Thus,
a) some iconic glass house gardens, e.g. Singapore's garden's by the bay
or
b) one or two iconic museums or opera houses with nice architectures e.g. France's Louvre Museum , Spain's Bilbao Museum , Guangdong Museum of Art, Shanghai Performing Arts Center etc
or
c) perhaps some indoor computer games based theme park

Those make sense to me. Those will complement the sporting facilities and concert facilities in National Sports center nicely.

How about you....what would you like them to built on those land just north of Park Hill?

The news on the newspaper is to built the MRT on TPM . (not Maju KL)

Well....we will have to consider these as noise pollution from the rail can affect property prices.
If you look at the map...there is most likely three choices if they want place the ending station at Bandar Malaysia.
They can either build the High speed rail track along

a) KL Seremban Highway
b) Maju Expressway
c) Sungai Besi Highway

I dont think we can go underground for High speed rail...too risky and expensive.

It does not seem like they will have a walk way to TPM LOL. and yet they call it TPM station. LOL

Perhaps there will be plan in the future to build a walk way bridge to cross over to TPM Petronas gasstation area and what ever new development that will be built on the empty land north of TPM Petronas gas station.

seem like we will have a new ramp go into bukit jalil highway from KL (NS highway) without waiting trafic light or turf club roundabout which significant reduce the road congestion.

In fact, l do have the similar question.

The cars from Seremban (south) can enter the site via a ramp. Cars from Astro/BJalil can also enter via another ramp.

The cars coming from KL city, can they enter from Seremban highway??(not so clear shown in the pictures)

There is an entrance right across from TPM Petronas gas station.

I would interpret "on the north" means near the mosque in the picture.
If this the case, cars from KL can enter the site and exit via the ramp to BJ-Puchong expressway without going thru the traffic light near the turf club. This saves queuing time for the traffic light during peak hours. (Understand the smoothness depends on internal congestion and access right)

Yes. Northern part of Maju KL . Nearby the Low cost flat area.
That kinda make sense....just in case they want to build a walk way and bridge to the future MRCB development on the land north of TPM.

That one is somebody's imagination plan 2 months ago.

The official MRT map and the Maju KL model plan show that it is to be build on the northern part of Maju KL with entry from both KL seremban highway and Sungai besi highway.

4214 units (28 floors recidencial) + xxxx units (7 floors commercial) shop lot for the whole development.
With quick measure the land on google map, the land is roughly around 20-25 acres.
Density is around +- 200/acre for just resi if add in commercial maybe can up to 300/acre. For me is high, for recently approved project is normal.
One more township development on tiny land, crazy.
Between anyone have ideal 7 TINGKAT RUANG PERNIAGAAN (ARAS 1-7) And 1 TINGKAT KEMUDAHAN (ARAS 9) With 8 TINGKAT PODIUM TEMPAT LETAK KERETA. Super crazy mean parking start from level 10-17 doh.gif how to drive up oh if get parking level 17 rclxub.gif .

Total 69 tingkat.
Pangsapuri 28 tingkat
7 tingkat ruang perniagaan

28 levels x 2 = 56 (sold as per duplex but in authority is considered Upper Level and Lower Level)

+ 3 levels of sub-basements above ground + One floor for the so-called "Ground Floor" + 8 levels of carparks of which 7 levels of them have retail space + One floor for facilities at Level 9

56 + 3 + 1 + 8 + 1 = 69

If DBKL considered 1 tingkat got up & lower will the 1 tingkat is around 15ft or 4.2m for up & lower?
Than the clearance for headroom maybe very low comparing to nowadays norm around 10-12ft per floor.

IF 100% of their "sold" unit go for this scheme, developer only get RM300/unit/month during construction. They will need a lot of cash flow.

IF the market condition going worse, developer may cut here and there. Think carefully...

When this project starts to vp, say 3.5 years from now, with that many units and the mrt2 has not ready, there is only a ktm station nearby, is minimum rental rm2k/month feasible(factored in inflation)?

Btw this developer has obtained full financing from its China partner. It's normal these days for Malaysian developers to seek China parties as bridge financier and construction job.

In fact Tan Sri himself also brought in China parties as white knight for Perwaja Steel.

The developer is also in partnership with Panasonic Malaysia for the "extra" features.

In regards to this project, the developer will build the 7 blocks of wat could be the TALLEST blocks for KL South with an equivalent height of a building of about 69 storeys.

In terms of investment, it is not advisable, but in terms of Homebuyers and First Homebuyers, then it is OK. Get the best deal. (sidenote: wasted i not agent, if not, can get this deal since last year to make some money for product with good psf hahaha)

I was thinking, after 3 years I get the key, 590k still the value for this house? How about down payment? Legal fee? If 10% is around 59k + legal + stamping + Reno = 100k cash need to take out?

few months ago it was going for under 500k...now they are selling at 600k. Hold on until they start to clear stock desperately and it will eventually be cheaper. no single developer will be able to sell all 4000+ units

my post have gone missing for telling the fact..lolx...last year preview was the same day as Nidoz launching and it was under 500k...few months later its going for 20% higher and agent is deleting posts...

if parklane is unable to clear stock despite the fact that developer is selling it at a price lower than subsale market value & absorbing all fees & disbursement 18-24 months after delivery....and it was only RM399k with a car park now...what makes you think this can make money. If you were to do research you will generally realise that duplex is one of the worst performing units in the open market

It is a suitable place more for investment than own staying. Love the interior of the units. They have 3 types of design available. Bought a unit for investment. Hopefully it is the right decision.

I assume this development same as Hyde Tower. Perhaps SoHo or SoVo. Can Serviced Apartment approval without Car Park for each unit?

If the latest pic of the TPM MRT location is the proposed final location...It looks like the TPM MRT will be located along Bukit Jalil Highway. That could be good news for all the development along Bukit Jalil Highway as there will be feeder bus services that will loop through along Bukit Jalil Highway every 5-15 minutes , say from the Turf club roundabout to the Pavilion BJ U turn.

It also appear the station is closer to the Selangor Turf Club.
Maybe someone well connected know that Berjaya Time square 2 is coming. lol
Perhaps there will be another 6.3 billion massive project there once the Selangor Turf Club relocated , e.g. Berjaya Time Square 2 hahahaha. Exciting time ahead.

I agree with you. Such a bad spot to build a MRT station at the entrance and exit to highway.
If we were looking at the graphics provided by forum member'"7inchlonger" , it tells that the location of the TPM MRT is on the spot highligted in yellow.

In my opinion that is a bad location.
To me, it make more sense to place the MRT station near/toward the Astro offices site since they have so much open spaces for car park etc.
However we are in Boleh land, it depends on who has the biggest cable with the govt. (connections)

Nia seng the mrt so far away how to walk. And the ktm station is just "proposed". You never know when will be completed. Proposed monorail in okr untill now still talking only.

Actually on this stretch of Bukit Jalil highway, walking can be faster than taking car or bus you know.
hahaha.. 10-20 minutes of walk can help us stay fit also plus we got a free sauna under the hot sun biggrin.gif

if the TPM station is correct, definitely all the entry/exit, pickup/dropoff need to be done at maju side (advantage to the mall), not the bukit jalil highway side.

well I agree with you, that white color building could be the one of the entry /exit point e.g. passenger , taxi drop off area.
If you look abit northeast , there is a bridge that cross KL-Seremban highway from TPM side into Maju Mall building on . That will most likely where most people working at Scope, Astro offices, APU campus, and TPM will walk across into the Maju mall and eventually into MRT station..
The original anticipated TPM MRT station location is in front of the Scope building.
The TPM MRT location in the pic is just another 100m-150m away. That is not too bad la.
The walk path from Maju Mall to TPM MRT station is probably air-con underground walk path (like what you suggested).
We shall see how it turn out.

It's just interesting they place the TPM MRT station a bit south that we originally anticipated.

But like I say.....Berjaya Group company is very well connected. We may be seeing the launch of Berjaya Time Square 2 in the distance future at the Turf club area.

Those model shows the TPM MRT station on the northern end of Maju KL which I originally expected.

But with the latest information release by them couple days ago, the TPM MRT station is on the southern end nearer to the Selangor Turf club.

It makes no difference to me whether it is northern end or southern end.
I am not planning to buy into this development.

If you are considering this project....perhaps you should call into their sales office to clarify the exact location on the TPM MRT station. Please share the info here if you do that.

btw, if u plan to buy into this development...this type of home is a big NO NO for young familes with small kids.
Look at how steep those stairs from lower floor to upper floor.

The biggest mistake of this development is to design 7 blocks of identical unit layout and size with zero differentiation with total of 4200 units.

I am surprise none of the engaged consultant (Architect, property consultant etc) knock the sense into Tan Sri's mind....

Depends..

If you spend a half day looking and feeling the Bandar Tasik Selatan transportation centre then you can compare.

Terminal Bandar Tasik Selatan and Maju Express Way or MEX to Putrajaya were built by Maju group.

Unfortunately; they dont have track record of building township like MahSing or IJM or Paramount or Tropicana or Setia to name few...

then why vp can flip?

If after 3.5 years, take option rent 2000 for another 5 years, price of house still 590k?

Peri peri. Whats your view comparing the starz, the leafz, nidoz which price is slightly lower per sqft compare to maju, developers have track record and they are along or ard seremban highway or besraya. Maju has upper hand of mrt station.

Btw, the MLPS scheme- RM300/month is limited only to 1000 units. Selling very fast. 600 units sold in the first 4 days after launching.

Just my 2 cents. This project highly depends on a few critical things:
1. Successful completion in time. No delay
2. Realisation of MRT and KTM plan. No empty promise
3. Good mall management. No strata model
4. Bandar Malaysia goes ahead as planned

How often would u see Najib, Nazri, Badawi and Tengku Adnan officiating the launch? The potentials of this project is as high as the risks involved.

this projects made me this few days busy thinking worth to buy..... as someone said the greatest advantages was the connectivity (KTM, MRT, Highway exits) if and i said IF one of them really out of the radar then the props still worth a call?

and i found that the high density parts and with no car parks, plus duplex (which not a favourite [yet] for local market) ........ the distance between each of the blocks also give me a negative call...... not to mentions the domino alike exterior. i will wait and see how was the response as the price was not cheap either, maybe market not going good the price may go lower leh.... if cannot get ma see ppl happy loh (i also happy see ppl made money geh)

2. SUNWAY CON won 1.21 billion
3. MMC GAMUDA won 15.47 billion

Looks like MRT2 would be constructed very soon and completed.

Those 3 are big and experience enough from the MRT 1 Project

if anyone don't like duplex, you can opt to add maisonette.

i think easy get 4 bed 1 bath on second floor, make total floor area around 1100sqf on both floors.

partition the living room and master bedroom as own used.
rent out all four rooms above for RM500 each, sound affordable now?

Does the developer put up an option to build an additional floor area? If you are thinking to construct it once you were handed over key, i don't think so.

I think future I do not have to worry no condo to rent near to kl, plenty of choice..I will put my investment in landed then, and just rent condo if work near kl.. Too much of development already...
