Jln cheras will b buzzling with activities once MRT line 1 starts operation in July 2017. Jln Cheras enjoys many MRT stops starting fr Sunway Velocity up to Kajang. It is not an overstatement to say that efficient rail system stirs economic activities and projects along jln cheras will be the main beneficiary of this.

My purchase price for block H high floor was rm570k. Quite steep price as i didnt enjoy the 5% price discount of block J. Dunno if there is a lot of upside as my purchase price oredi Rm760 psf.

Actually there r many service apartments or soho which have direct link to mrt/lrt. Youcity, saville@cheras, sunway velocity, Maxim@Cheras, Netizen@Bandar tun hussein onn just to name a few in Cheras alone. I wonder why the forummer named Ekocheras as the best as there are many other similar developments in Cheras.

The SA said got 2 units in block H which is unsold. 1 unit at level 19 and another unit at level 4. She maintained that completion will be on Dec 2017. She explained that block J and H has 3 levels of under ground basement carpark which is taking a lot of time to construct but once the basement is completed the rest of the construction will be much faster, hence they are maintaining the Dec 2017 deadline.

1 developer told me to construct 3 levels of basement is time consuming and costly. thats why most will opt not to construct basement carpark but will just choose to construct upwards fr ground floor.

I got a call fr a courier coy today asking for my full address claiming that they wanna deliver me a courier ltr fr ekovest but the courier coy did not receive full address details hence had to call my hdphone which was given to them by d developer. i hv not rd the ltr yet but i m assuming that it must be the progress billing ltr for the next 10% payment. Hv any1 received any progress billing for Block H?

Block J will receive both the progress billing and also the above ltr notifying a change of chargee bank fr ambank to cimb. Ekovest refinanced the land to get a higher loan amt to improve their cashflow. Block H residents will be receiving their progress billing ltr by the 3rd week of dec 2015 followed by Block E in Jan 2016. This is for the completion of stage 2A of the progress billing claim.

EKC has already refinanced the land for a bigger loan sum with or wihout your consent. The letter is just a notification notice to the buyers. The refinancing has already been completed. Personally i am not too concerned if the project delays till 2018. The property mrk will still be in a doldrum till end of 2017 judging fr anecdotal observation which is largely contributed by oversupply of apartments, low oil price, inflation. Let the mrt run its course at the end of 2017 first b4 getting VP for this project. Also retailers are not having a good time now so best let Eko Mall launch in 2018. By then there maybe an upturn in the economy hopefully.

As per the SPA Sch H clause 2(1), it is clear that developer needs to get approval of purchasers, not notification. However, it seems nothing mention about refinancing of the land.
