According to source, most of the current work are heavily machine dependent.
So, the more machines in operation, the better the progress.


Based-on one week day observation, the number of workers are more compared to weekend.

I attended their booth last week and asked one SA about the progress.
She gave me the similar answer as yours.
(A few months back, she told me that she, as a SA, also has a unit also, so no worry)

I indicated that this may impact their reputation for other launch.
Another SA (at the same booth) told me that 70% of the launched block(EKT) are sold.

Yes..Need more buyers to give them more calls.

Hope the EKC mall has GSC.
The cinemas environment/seating/screen position at Leisure Mall is kinda outdated and not being renovated to catch up to the latest trend/features.
To me, GSC is my long waited cinema to extend its business in Cheras since Leisure Mall days.
If GSC comes in, the EKC cinema can be extended or higher tier halls to Leisure Mall.
It can operate like GSC siblings way in MV+Gardens, BTS+Pavilion ... rclxms.gif

1 station away - Cheras Sentral (TGV)
2 stations away - Leisure Mall (GSC) / EKC (TBD)

Here is what I guess (my opinion only, no need to agree)

1) Market opportunity
After Leisure Mall (LM) cinema and for the past 20 years, GSC has expanded its business almost every where in KV but not Cheras.
The nearest GSC to LM, are MV and BTS. With only 4 halls and its "status quo" facility(seat layout, flat-slope floor, screen up), LM is considered not on par with other GSC cinemas (stair-ed floor seats, Dolby Atmos, THX).
Most new cinemas are with 8-13 halls nowadays. Can 4 halls still cope for the market?
All the cinemas quoted in this post are non-GSC brands.

2) Competition or Complementary
If a non-GSC cinema is to operate at EKC, it is a direct competitor to GSC Leisure Mall(LM)
With only 4 halls and current facility, can GSC compete with other brands within this MRT station?
Will patrons prefer a newer EKC cinema in walking distance?
On the other hand, if GSC enters EKC, the business can be operated like siblings complementing each other.
I quoted these GSC siblings examples several times eg, MV/Gardens and BTS/Pavilion. Each cinema are complementing the other.
Perhaps GSC can operate in the same way while GSC EKC in higher tier/better facility.
Likewise, if GSC LM tickets are fully sold, people can walk to EKC for tickets, and vice versa.


3) MRT factors
People from a few stations away, towards Kajang direction (I know Kajang and Cheras Selatan have cinemas), eg, Cheras 9-11 miles, will have more choice of cinemas besides TGV.
In fact, LM/EKC it is just one MRT station away from Cheras Sentral.
Looking at cinemas in a new upcoming mall at Cheras, (Cheras Senratl-TGV, Velocity-TGV) EKC is the last available slot.

I do not know if GSC is considering the above factors. But I hope they get to read this forum.
In fact, if they came to to the nego stage(regardless if the deal is closed/sealed), GSC has at least trying its best to look for Cheras opportunity.

Great to hear that.
Earlier we were trying to identify which cinema will be operating at MyTown. How many halls will it be?

MyTown is not really located at Jln Cheras but for sure it will reduce the possibility of GSC to EKC.

Anyway l will still hope GSC to expend its business at EKC.

If possible, can you help to observe more details if Savills mostly manages which types of malls, whether they manage highend mall (eg Pavilion here) or mid range (eg MV, 1U) or ordinary shopping complex(eg Sg Wang)?
This way, we can have a prelim impression of EKC mall will likely to be.

Based on these findings, I would suspect that they tend to manage malls around Midvalley standards. But then again, it depends on the demographic as well and mall size. That said, they have also been appointed to advise (but not manage directly) Westfield London (ie. probably one of the biggest shopping malls in London and arguably Europe) on identifying prime shopping centre facilities (ie. acquisition).

So it seems like Savills is a good all rounder real estate management firm (as you would expect given the size of the company).
