Previously known as Suria Serenia when SD was the JV partner, changed name after Sunsuria bought over their shares.

Link houses will be priced around 500K, high rise around 360K, with Xiamen U in it so another BBB project like Serene Heights? brows.gif thumbup.gif

Nt sure whether it is within SD's Serenia City or next to it?

Bro, the Sunsuria MD said it will be priced in the range of 500K, but he did not say the size of the prop, maybe smaller than SKLIA's DSL? "in the range" means 500K+ but maybe not more than 600K I think?

200 out of 663 residential units will be link houses.

Bro, your source of the news seems to be different from mine. I got the info from The Edge which reported the price of the apartment to be around RM360K. 200 link houses, so balance 463 will be the apartments I think.

seems like the DSL project in sunsuria is official launching soon.... their sales gallery collected quite a lot of pre-launching cheques for their landed project... very near to Xiamen Uni.....

i saw in the sales gallery... minimum build up 1980 sq ft... 20 x 70.... price before discount i think around 800k... lol... but zero down discount for non bumi.... and i think additional 5% for bumi... if nt mistaken... the rest of the package... they say not much details... haha

Walau 800k for 20x70 dsl? Sibeh pricey if compared to ioi's 22x75 dsl in warisan puteri at around 660k only

After discount 700k+ still pricier than wp

Sunsuria closer to public transportation... have a university and commercial ready up before residential completed... give you a peace of mind before you move in first... where as warisan puteri start with residential first... and how long the commercials will come up... no one knows.... biggrin.gif biggrin.gif

Wp nxt door to sunsuria ma can use its amwnities n facilities its just another way to tell u we have spent so much on d facilities so we want to recoup back via high selling price for d dsl!

Syok sendiri staff. Did he/she forget that the nearest public transportation is the ERL/klia transit which is expensive? Wanna go putrajaya station also have to fork out 4.70 edi. Lol

Latest i heard sdp sold serenia city land d to i thnk a developer frm china so expect more competition as they may launch thousands of units of apmnt. Dont understand y they sell it maybe gomen pressure in exchange for loan n financing for mega projects

i think only have built in a Vent system to get rid of damp or whatever smell.
but in long term still have the smell provided must keep everyday.

Hold it for 10 to 15 years and as the township mature, the pricing could go up.
Normally first batch stand to gain the most but will we see 1.4mil property here in 15 years time ?

GnG type properties is not common here, so may be an advantage.

If you wait for SDP, even if it is cheaper, I doubt it will be GnG type. Most probably individual title.
If you are ok with that, no harm waiting.
No need to rush, see what's coming in the next couple of months.

I believe this is the key reason why McD is built there, KIP small community mall and many DSL development.

even now after MEX highway you can use ELITE highway to KLIA too, but many ppl still choose to use this federal route (free) instead of ELITE

You also need to check out the master plan.
Sunsuria master plan has more elements (central park or what not) and more potential say they will have TOD near the ERL station.
Gated and guarded concept will not work well with individual title. more often than not, lot of people choose not to pay.

I do have same concerned like you but it more for future investment when more and more Xiamen University students and business in place, but not in short term...more toward long term (10 years). Just look at how TAR colleages....it crazy. It just like gambling.

1) The strate title didn't allowed to make changed on front but allowed on back according to the SA.
2) GnG: more secured rather that some house owner didn't want to pay end up make have security issues but do agreed incurs monthly $$$ sad.gif

The rest of nearby project may required students to get own transports to exist the area...you can just go there and check out. If plan to own stay may consider different...

It is getting really competitive here. IOI Properties will also be launching their 3rd project near Xiamen, a townhouse with prices estimated to start at RM 460k for a 1,800+ sq ft built up with 3 bedrooms.

That's equivalent to about RM250+/psf and you get the same amenities as the rest with close proxi to the KIP Mall for convenience.

Good value if you are considering in the same vicinity.

It depend on the floor level and view (face Uni or Natural ) the price will be different and offer they give (early bird, extra rebate...etc)
You could also check with the developer SA there for the price, than run a compared and side visit

Finally manage to get inside xiamen university to check on their facility and environement at open day.
below are some of my finding:

It open day, but the whole university only have few "meow meow" walking around only.
most of them carry a laptop and study in either canteen or open space.
i dont see the "movement" or have the "university" live feeling.

for example when i study at tarc setapak, during week end those facility like basket ball, football, badminton, volleyball will fully occupied by student.

xiamen have world class size football field, basket ball court, tennis, jogging track and etc...
but i was so supprise that no one is playing there...

i went at early morning around 10-11am, it not hot and quite windy, but no body is using those facility?

Canteen (3 level) - they even opening during week end, but not all shop open. can jasper square survive compare the canteen?

Bus Schedule to IOI city Mall, Giant Nilai, Aeon Nilai - only friday, sat and sun will provide shutter.. but what if they also operate on weekday? mean those student will stay at those area? maybe?

Okay I have done some research on Tangerine suites of this project. Conclusion is sure gg.

The design look just like low cost house, and look at the density of small units in this area. Who the hell want to rent a small packed unit at this area for 1.5k++. Sorry Sunsuria boss and agents. U might want to look for better product to sell.

but I also agreed that this project sure GG.... the project just to create "gold mine" for SunSuria bosses to get $$$ to fund their next phases ... but seems they are stucking...so many empty land still not develop ...if really want to invest here...Serenia is better bet

the 1st step for sunsuria city to success, is make olive and jasper square happening.

-bellsuites soho can take key after MCO over

-olive have student , cabin crew and KLIA worker moving in d, but i would say the move in rate is stagnant due to that covid thingy, i share more insight in future

-jasper square only have 1 mamak operate still, heard from SA 99,dobi,famous banmee is coming but no sign of it still.

if not mistake shall also be strate title, hence extend is possible but design / rule need to follow the JMB standard. If you plan extend 2nd floor shall not be possible. Go there, look at yourself whether you like the design included quality / facilities.
the maintainance cost are at least 30 cents@feet.

I did visit sunsuria city weeks back.
Commercial area quite dead.
Hopefully, after MCO, with the opening of the central lake can attract crowd to the shop lot.
