I was told that there is no guardhouse. And the facilities is very very basic. Still it seems like a good buy tho

Wow, that's the lift lobby? More like warehouse or gudang.

Time will tell whether this Enesta Service Apartment is an over glorified project riding on the fact that it's near MRT station.

People keep forgetting this is affordable housing, hence the purchasers are bound by strict terms and condition set out by the government. When you wanna compare with those free market housing, don't forget this factor especially the no selling for 10 years.

Also it's always easier said than done. Yeah maybe you will still buy it, but once you have signed the SPA and the loan is disbursed, will you just sit there and accept whatever poor quality work done by the developer? Or you will voice out and take action as a concerned purchaser?

Again, 300k is the maximum price for rumawip, in other words, it should be the highest rank of all kind of rumawip.

Perhaps your brain is not developed enough to process and soak in the fact that 300k is the capped price which is the maximum price for rumawip.
Maximum means 'the greatest quantity or value attainable or attained' according to Webster... I scared you no understand that's why i go google it. By default a 300k rumawip should have a highest quality product of all rumawip.

But you don't give up, you know how to use a computer, it's already a great achievement.

Also if you can try not to let others know that you have anything to do with Kiara Kasih and UEM Sunrise. Coz by the way you sound, people might think you're arrogant and inconsiderate, and that's a bad representation for UEM Sunrise. Cheers.

You make me all wonder.. Do you work for the developer? Why are you trying your hardest to defend the developer even after the owners lay out all the shortcomings and near non-existent finishes.

When you said 'as far i know', you mean 'as little as you know'?

Also low density and walkable to MRT is something everybody knows even before balloting, and that's why everybody work so hard to get a unit. If that's your arguement point, then all the property near KLCC and Midvalley should expect few grades lower than their intended standard becoz 'of the good location'?

sure it's less than ideal and perhaps an eyesore to most, but it's not a defect.

i think those reading this thread is expecting some really poor and defective workmanship which is not evident in the video.
one needs to understand the difference between poor workmanship vs poor design.

That's why i said your knowledge is not accurate, and you probably only know bit here and there. Let an ARCHITECT educate you a bit. PAM is non-governmental organization. They don't conduct anything based on Akta, they mostly promote architectural practice and do publicity job.

Now you can go apply aloe vera on your burnt parts, especially on your smart ass.

Don't think so... Even if there is, please don't buy here. Very poor workmanship and quality. Poor project management also, makes the entire apartment looks like low cost PPR.

Think twice.. This developer already having bad track record. Their Lumi Tropicana already many month late for VP. Somemore workmanship is not up to standard..

maybe you should wait till you see the Residensi Enesta VP first... Only then decide.

Exsim, recently VP D'Nuri, selling exact same price.. Common area, facilities, lift lobby, unit, bathroom all much much better than Enesta.
UOA also in selayang, same price. Finishing top notch.

Such glorious project from such responsible developer deserves some shoutout and publicity ma. Maybe the developer think this is RUMAWIP so no need to do it nice nice, maybe they think purchasers are all kampung people.

So next time when you see this developer got new launching then you will have reference and track record lor whether to to buy or not.

Also don't forgot, in the bathroom one side of the wall no tile at all.

Got MRT, even your bathroom don't have tile is ok.
