As of today, Enesta RUMAWIP is the worst development in Kepong area in term of constructions with all the cost cutting by developer. Main-cons workmanship is NOT on par with others. Owners are advised to gather all short comings of the project upon VP to KPKT. Do take photos with descriptions. The documentation should be attention it to KPKT via tribunal perumahan at Putrajaya Level 1. A copy of the documentation must send to COB KL and ensure developer make deposit payment to COB KL to protect common area defects which was not constructed in an acceptable manner.

1. VP letter will state who is the stakeholder lawyer. 5% of your purchase price will deposit to this stakeholder lawyer.

2. 2.5% will be paid out to developer after 8 months.

3. Next 2.5% will be paid out to developer after 24 months.

4. Do proper documentation for all defects either internal (your own unit) or external (common area). Ensure submit hardcopy and have acknowledge received stamping from developer. Is a must, die die ask developer to stamp(chop) and signed with date.

5. All internal defects, developer must rectify within 30 days upon submission.

6. No action by developer, submit a 14 days notice together with 3rd party quotation on how much to rectify all the defects. Again must be hardcopy, acknowledged by stamping and receiving date.

7. Items 6, the letter must cc to Management Office, developer and the stakeholder lawyer.

8. Item 4 common area defects, gather all owners and compile the defects. Send a letter as a group indicate the name, signature and unit number in the group letter. Send it to developer and ensure obtain acknowledgement stamping, signature and date.

9. Same as item 5 & 6. No action within 30 days then send another 14 days notice with 3rd party quotation to rectify the defects at common area.

10. Add-on for item 6 & 9, submit letter to stakeholder lawyer to hold the payment of the 5% stakeholder sum cos developer had failed to rectify all the defects within the stipulation time frame as per SPA ie. 30 days + 14 days.

11. Add on item 8 and 9, submit these document to COB KL cos 7 days before VP, developer must deposit 5% fo the total project development sum to COB KL to protect common area defects. If developer failed to take action, JMB (once setup) can claim the amount from COB.

12 Add-on, both internal unit defects and common area defects if not rectified within 30 days, onwers can write in to stakeholder lawyer to hold the 5% pay out to developer in 8 mths and 24 mths.

Take note, all your documentation must complete and ensure nothing is missed out as indicated above. Else you can not instruct stakeholder lawyer to hold the 5%.

Stakeholder sum is to protect buyers from all defects. If developer do not fix it then buyer can claim the amount from the stakeholder lawyer

visited the project and frankly a lot of shortcomings in this development especially the design, workmanship and materials quality. Such an irresponsible developer, consultants and clerk of work. buyers are deserved to have better quality then what was being delivered. owners must form a committee at bring it to the tribunals.
