Here is the double storey layout excluding Semi D cluster. Pricing is vary from unit to unit.
Those gray colour are special unit. Blue colour is corner unit. Green colour is end lot. Only special unit the house size is bigger and facade slightly different. The rest is same as intermediate.
Unfortunately, I didn't have times to capture the unit sold layout. FYI, there is not much left for double storey. Grab fast if you really want to buy for investment or own stay.

Thanks bro for the sharing. The Special Units are all corner / end lots which explain why it is capable of having larger size. Given the scarcity, the Special Units could be valued buy (vs other ordinary corner/end) if the layout really adds value.

Read from TA thread that the food always not enough and waiting quite long to replenish. Hope they can improve further else the makan makan could spoilt the name (though I agree that at the end of the day the quality of the house delivered is still the key)..

anyone paid the Bil Hasil Tanah 2016?
something weird is happening i believe.
i check against the website and it says i have already paid on 15th jan.
i remember checking on ways to pay it (trying to earn rebates from credit card and such).
however, i "think" i haven't paid it yet, however, in their system, the status is paid.

i've tried looking at all my banking transaction online and it doesnt seems i have paid for this. unless the transaction was not posted yet.

any possibility that Tropicana has already paid for us?  rclxub.gif
you can check your status here: https://hasil.selangor.gov.my/SemakanCukaiTanah.aspx

During construction period, this shall be the developer's responsibility.

From my knowledge, it is the responsibility of developer if its still under master land title...but as for our case, the MOT has taken place and title is already under our individual names, so we will have to pay for it....correct me if i am wrong.

Just refer to the clauses in the standard S&P.

For Fairfield (I presume this is the precint that has the individual ready), you are right.

Please do share the experience of the delivery of vp process too eg any pre-vp briefing earlier, vp kits (if any), how smooth and efficient in getting the keys, how's the service attitude of the staff who accompanied you to inspect the house etc...

Legal fees (client)
Stamping (developer)
MOT (client)

... worry the MOT only ... bit too high ..

btw . all bank offer MRTA . but i google around seem MLTA is better . but seem pricing bit high , anyone pick MLTA instead MRTA ? really worth it ?
*
I see. Thanks.
I pressume you know the diff between MRTA and MLTA. For MRTA, you may request the bank to finance the premium with your housing loan. MLTA is basically nothing different than the normal life insurance (MRTA is a form of life insurance too though the protection is on reducing basis). Of course for MLTA you will need to pay the premium periodically like your other life insurance policy.

For me, since I have bought adequate life insurance (packaged to suite my needs) from my own insurance agent (ie not from the banker) there is already a safety net (to cover the loan repayment in the event sth unfortunate happen to me), so I don't buy the MLTA during the time buying the property.

Whether MRTA or MLTA all depends on your needs and financial planning.

Seems that the vp is slow? Mind to tell how many delivered and total how many units in Fairfields?

Haha parkfield also built until 7788 ady how to cut. Tropicana Heights is by far the most laku project from tropicana, if wanna cut here and there alsp other projects by tropicana will be affected first.

Delay referral fees means financial issues meh lol. Ecoworld also delay referral fees till upon VP. Mah Sing which is a proven financial problem developer pays VP very very on time (2 weeks after snp is signed).

My referral fees was included directly into the disc off snp price. Chill uncle.. have some faith in tropicana. TNW as of 2015 is 3.3bil with a healthy cash flow.
*
Afaik, EW pays the referral fees upon 1st billing issued, not upon vp.

Lol it's ok. Btw, the delay in referral fee payment experienced by Swee boss I believe unrelated to financial issue - more likely administrative related eg overlook or inefficiency of staff.

For the many of Fairfield owners who are yet to receive VP letter, are we entitled to claim the late penalty from Tropicana?
*
From the date of your S&P to the vp delivery date if it has already exceeded 2 years then you have the right to claim LAD from the developer.
