BTW, anyone here hacked away your rubbish bin to widen the gate to 16' for 2 car parking? Is the autogate cable long enough without the need to join?

Thanks
*
its called refuse chamber.

rubbish bin is just the container for putting rubbish.

hi guys, currently i'm considering setia alam prec 17 starter home & bukit raja ayra , what do you guys think? which one is better for my first house (for staying with my parent). I have no experience and not sure what criteria need to consider, worry make wrong decision.
*
Wat make u think that you are not making the biggest mistake by seeking opinion here?

I am all for setia alam. Amenities all here short drive to mall.

Bbr got what there? Even local council also different.

But do note that starter home is close to cemetary. Choose yr unit wisely.

Was there 2 months ago to survey but the prices are all > 600k, mostly in 700k+ regions. Any cheap units now can share?  rclxms.gif

I only know setia alam starter homes were started from 5xxk.

but am not comparing the foot prints of SA home vs BBR home.

SD takes care of staff by giving lots of discounts for staff purchase.

Meanwhile public purchase, we need to calculate future cost and risks.

I dun understand sorry.

if you as 1st home buyer bought last year, sime will absorb your stamp duties.

if you as 1st home buyer buy this year, gov will absorb yr stamp duties.

you lose nothing either ways.....

so what is the issue?

If sime absorb the stamp duties, sime pay to gov.

If gov absorb the stamp duties, sime pay to no one so they should make some return to customer instead of keep the money themselves.
*
ok...now I get it.

lets just say the situation is the other way...

the gov increases the stamp duty this year and sime continues to absorb the stamp duties.

would you be so hor sum give back the differential sum back to SiME? devil.gif

First of all, I didn't mentioned that I'm regretting vote for the current government because I don't participate in the election also, I'm just simply comment on it's policy, please don't make it so serious lo...

I'm not saying that developers must provide 10% discount on their properties, actually my original point is just to confirm that whether there will be stamp duties waive or not, waive for who (all buyers/first home buyers), which kind of stamp duties waive, etc... That's because if you did google for it actually some of the news said that first home buyers get waive, some says all buyers get waive, some says this stamp duty waive but this stamp duty not waive, etc and there's so many version of it... Plus I'm not the only one home buyer/first home buyer in whole Malaysia...

In conclusion, no matter there's stamp duties waive or not, I will proceed my purchase because I like SDP BBR project, may go through my previous reply I did mentioned about it, perhaps also can go through earlier replies to understand what I concerned about...

(PS: please don't make it as political threads...)
*
funny

right from the start, you were the one that brought in politic, said what not vote for this gov next election....

now also you are the one that said don't make it a political thread.....after you said last election you didn't even bother to vote...….

now worst part. bcos you liked SDP so much, you are willing to oversee all these imperfection...……

like that you win kau kau lioa loh

be a bigger man, admit you made a mistake or wrote the wrong thing...…..its not that hard afterall.

lets just say 550k for intermediate unit.
roughly we use 1/3 cost for land, 1/3 for material and 1/3 for profit.
Your land cost is 183k.....141psf.....

for 2702sq Corner, your land cost is 381k, + building + profit = 743k

you only paid slightly 10k or less premium for corner and turfing…

SDP is quite fair in their pricing.

Oh my! So no reason to call Elsa project as affordable collection if they’re giving priority to their staffs and loyal customer. Those customer is getting richer by buying affordable unit and selling it later. Those not that kaya and really looking forward this project only can nganga. And I don’t think they’re keeping 70% bumi quota since i got a friend in SD saying only 50% actually. But SA have to say 70% bumi quota to keep non bumi mouth shut.
*
there is no where SdP can reserve 70% of its 500k homes for bumi. Its just not within the affordable range for this group of bumi buyers.

beside, I believe BBR is well balanced with multi racial, not as skewed as some other projects where developer needs to raise the racial mixes.

Its a township with mature surrounding... With sa on one side and old klang town on the other side... Much better than semenyih and kj.
*
kj is kelana Jaya?

the guy currently lives in PJ and works in Mid Valley.
buying BBR means he is moving at least 15kms away from his currently place (more like 20kms if I knew where he is staying now) and even further away from work place. The traffic to and from work will be enough to kill him.

BBR is on different postcode than shah alam and PJ.

DASH will be in operation in 2 yrs.

interchanges at eco ardence should be in completion.

but more resi will move in...…

2024 LRT3 will be in operation

no reason to predict this and that now. just take current situation as status quo.

May I know the eco ardence interchange is at which road? is it nkve?

Also for the DASH highway, i think it will not come until setia alam / bukit raja area right?

Thanks
*
I think the eco ardence has direct access to persiaran setia alam, klang and shah alam if not mistaken.

DASH will not direct connected to Setia Alam but there will be access to DASH from Setia Alam
