Setia city residences have three blocks of about 350 units each, selling at 650 Psf according to the sales staff. But problem is.. 1NIH project has stopped construction for a few months under the instruction by govt. If this project not materialized, Setia city won't do well. Anyone know the reason why it stopped?

I looking for Setia alam new property, looking about less than 400k. Maybe is too silly me. This property looks good but still need to understand more. Looking forward another few years this place might goes popular. Please advise me this newbie.

i am planing to rent a unit soho as my office....i am freelance it technical...basically i am alone in working...and maybe sometime my kids and wife come find me...i just need a place for working..(repairing customer pc) and normally will stay at customer place more than at office...(Just at office when need fixing customer pc)

is that safe to rent there now?

i going few time and seem now still no much people rent there...

regarding their security site,as i saw..we need a card to access to lift and each card we own can only going to each floor....is that safe for that??

Quite nice and really looks high end, as all units are equivalent to semi-d units in the sky. The facilities are given on the so-called e-deck are excellent.

This one is around the corner and expected to launch anytime for Tower Adora and Bella, maybe next 1-2 weeks.

Price could be RM 600+ psf onwards

Very hard to predict bcz this is the first high end service apartment within Setia Alam and even extend to Meru Klang. Buyers would be remain long time fans from Bdr setia Alam folks, for their sons or even from Klang.

The location is damm ideal. Next to Setia City Convention and next to Trefoil. I feel this Serv Apartment is better bet than a SOFO or SOVO.

Again, if able to hold long, this could be the buy. No competition of lifestyle living in this area upon its completion or else, compete with old landed.

As per my understanding, the indicative price is around 650 psf. With this kind of pricing, already can get sub sale DSL with twice the bu from the older phases. Further, it is under commercial title and GST will be applicable.

IMO, don't think the response will be good. The whack whack whack period is over especially for high rise development, unless it is priced attractively, say below 500 psf brows.gif

sps got its loyal fanclub but i agree dsl much btr buy esp since ready. long run land still better unless highrise is in prime area?

there is no service condo.

service apartment is under commercial title. which mean gst, higher elec/water charges..
condo is under residential title.

Mr president, although service apartment is under commercial title, it doesn't mean that it will be subject to GST. In fact service apartment shall be under the exempt supply category. Just my little knowledge.
