with loan installment around RM2500-3000 for chimes.

who are you targeting for rental? what is the rental profile?

isn't it high for this area? bandar saujana putra is much cheaper to rent.

worst, rent out at RM1500 and top up?

Yup. i called IJM and they told me they are unsure whether I'll be able to get a unit if come on Sunday.

Advised to come early, Saturday night.

I'm undecided to buy or not to buy.

Problem is I have minimal cash (only RM50k).

So, if buy Penduline:

(+)
1. very low entry fee.
2. have 2 years to top-up savings for moving in later.

(-)
1. smaller size compared to Chimes (no family area on top floor).
2. minus all the features like Rain-water Harvesting System and Solar Powered Water Heater.
3. need to pay interest until construction complete (i read a post here say can reach RM20k for two years interest? is it true?).

Or wait until next year to save more and buy subsale Chimes (hopefully market still not good and able to buy around RM650k).

Then my savings become zero and need to pay loan installment straight away.

I'm not in a rush to stay in landed house.

Currently stay in apartment which I bought for RM250k.

Not thinking of selling at the moment.

Was planning to rent out my apartment per head and get extra RM1000 monthly.

Want to use that money to support my Penduline/Chimes monthly installment (if I decided to buy).

only 4 seats were taken when I arrived.

showroom closed at 5 pm.

they let the people who queued stay inside the showroom.

but good for the 30 people. more options to choose.

i went yesterday to the arc. seems not maintained good enough. toilet tiles and skirting got broke.

rusted football goal post.

in terms of cleanliness, also so so.

but its a big area to maintain and maybe they will put more effort when the town becomes more alive.

sales person say Type B has sliding door at the front.

Type A dont have. Only main door.

that is what she told me. but only can confirm once the brochure/spec is out.

she also told me:

another thing is BR is under Kuala Langat.

no entertainment restriction like shah alam.

so, expected BR commercial area to be hot zone since it will provide entertainment alternative to nearby shah alam residence.

Just curious.

what price can Penduline be sold out upon vp at 2018?

Average selling price now is RM650k.

If at least increase extra RM100k, do u think it is worthy for people to buy from subsale later?
