After placing your booking fee, next thing you should do is to seek bank financing (assuming you are not going to cash settle 100%). Get your documents (eg payslip, EPF statement, bank statement which shows the deposit of your salary, income tax return) ready for the loan applications. You probably need to prepare few sets for applications from few banks.

If there are bankers on duty at the sales gallery, you can just approach them. Alternatively, IJM Land shall have a list of banker (with contact) which empanelled Bandar Rimbayu - from there you may liaise with them. In the unfortunate event your loan being rejected, you shall be able to get back your booking fee but perhaps with some admistration fees deducted - pls check with IJML on this part.

It's not the objective of BNM to keep the MYR strenght by tuning the OPR. Raising rate in a already weak economic and high household debt environment will compound the issue further. If there is no sign of sustainably strong economic growth with rising (demand pull) inflationary pressure, likely BNM will keep the OPR unchanged. Nevertheless, I do agree that the gradual tightening path in the US will add pressure to the Ringgit and other emerging economies.

Is there any DMC signed (notwithstanding that this is an individual-titled dev except for Wisteria). If there is, I believe the DMC should have stated the restrictions. Nevertheless, there could be challenges in enforcement.

Yes it is and is set up by non profit organisation (修成林). They still owe a big sum for the land acquisition - you are welcome to make the donation which they really need it.

Considering the fact that BR needs to "compete" with TA and ES (different product and target segment though) and this is in KV (not S2, Seremban), I still reasonably believe the club village will have better facilities, design and quality.

If your credit card limit is RM12k and you have fully utilised it, there is no further room to use for another RM12k unless you have made payment for your card. Whether it is under zero interest instalment will not change the fact that you have used up your limit.

Bandar Rimbayu’s Penduline first phase achieves 90% sales

PETALING JAYA (April 2): The first phase of Penduline’s two-storey terraced homes which comprise 246 units has achieved a take-up rate of 90% following its launch last November, said Bandar Rimbayu senior sales manager Susan Teh.

The houses – located in IJM Land Bhd’s Bandar Rimbayu near Kota Kemuning in Telok Panglima Garang, Klang – have built-ups of between 1,751 sq ft and 2,021 sq ft and land area of 20t by 70ft, and are priced from RM625,000, or RM356 psf.

Meanwhile, the second phase of Penduline will comprise 379 units. IJM Land will be launching the first batch of homes under the second phase (224 units) this year.

“The launch will be in 2Q2016, with prices for the houses starting from RM699,800. The second phase is open for registration now,” said Teh.

The 54.95-acre Penduline will have a total 625 units of two-storey terraced houses upon completion.
