Regarding park, I see it this way.
I won't be going there to walk everyday everyhour to reap back the 100k (or however much extra I am paying for it).

Maybe once or twice a week after dinner or early morning jog.
For my kids, I want to know that if they run out of the house, to the park, it is still within guarded area and I do not have to worry about them.
If they go with my wife or a guardian, I do not have to worry that someone will come and kidnap them.

That to me is a good environment for family and kids to grow up.

No money in the world can buy that.

I am not 100% sure about your unit layout, but my thoughts would be, if you have a maid room at the back, can consider to utilize it to place the washing machine?
