What I heard is buyer sign S&P start from 1st July. I think the lawyer will contact us then. Not by this month lah. When you sign S&P then you suppose to pay 10% down payment and loan 90% from bank (for non cash buyer) Reason why we only need to pay 5% is because early bird get 5% rebate (non bumiputra) and 7% rebate for bumiputra.

After sign S&P, buyer has 2 months time to settle the loan. Price increase is normal when launching.

What would happen after 3 years? Improved traffic or worse? That's why soho is for those who work at home and travel less. Where traffic is not a concern. If consider travel even far from KL city let say Balakong, Ampang area is better and would not take long time to reach KL. Just my 2 sen. Last week my girlfriend showed me a flyer about a similar project name Cube near South City.

Tomorrow's deadline is for us to keep the old price by topping up the 5%. You are not signing the SPA tomorrow. You are only signing the actual booking form tomorrow.  With the booking form, you can go apply for your loan.
You are always free to not top up by tomorrow but the new price will take effect on your booking. The actual deadline for your booking is end of July. If u did not sign the actual booking form by then, your booking will be forfeited and they will return to u minus 500. Those buying under new price only need to come up with the 5% upon signing of SPA, not when signing booking form. But you will pay 7% more for the prop. SPA would be sometime August. So you have plenty of time to hunt for loan. So far, Maybank has confirmed. The rest will be coming in soon.

Hi Cantalope, I think I am another who are not properly informed.
I (We) paid 5K for booking fee (earnest deposit) last time. I don't understand why we need to top up 5%. Is that meaning the booking fee is actually 5% instead of 5K?
The agent keep asking me to prepare the cheque. I not even know who is the panel lawyer I shall deal with and how is my loan progress. The agent requested me to prepare all necessary documents for loan application last month and I already provided to him that time. I already signed the booking form at show unit and I don't keep any copy until today (just whatapp image from the agent and he is very slow).
I am wondering, is it I need to pay the remaining of 5% now and I no need to pay anything when I sign SPA. Then I have 2 months time to apply for bank loan. If my loan is not approved, I will get 100% refund of the 5%. Some said need deduct 500. If sign SPA is around August or September, I am paying 5% now and wait, I can't do anything about it. Let say my loan get rejected in October or November, I request for refund then I shall get back my 5% maybe middle of year 2017? So within 1 year my money is just freeze and I can't do anything?
Please advice.

You are right we have probably 2 months time to get a loan approved. If u are being rejected, u get full refund. If u cancel for fun, there will be 500 admin fee. Either way, you should get back your money within 1 month plus. Not mid of 2017. That would be ridiculously long.

Definitely not wise to sign SPA before securing any loans yet. Dont have to be pressured into signing SPA. They havent even announce the full panel bank list yet. The 2 months time start counting from the date we sign SPA right? If I not yet secure any loan and not sign SPA then it will not start counting. As you said, the full panel bank list is yet to announce. I can't confirm whether I can get loan approve. So, I am not sure when should I sign SPA and should I proceed to pay the developer the balance 5%. The agent requested the documents so I provide to him and expect he or googolplex will assist in loan application with the panel since I have no idea who is the panel. For actual purpose, I don't know if otherwise they just request for fun? It took me 1 week time asking for my bank statement with HLB. If I dont pay the 5%, my booking will be canceled and no refund? My agent is not providing me sufficient info and I am not familiar with the process flow but I really hope I can get the unit.

Thanks Cantalope and aaron1717. I will request for the booking form copy and in mean time prepare the 5% cheque pay to developer this month. Wait for sign SnP next month onwards then apply loan.

Rightfully, once you signed the booking form, the developer will forward it to the lawyer to prepare the SPA. But you can always delay it as you need to secure your loan before signing SPA, and the developer has not released the full list of bankers, hence it will be unfair to you becoz your preferred bank may not have come onboard yet or you dont know which bank will give you the best deal. And since there is a festive holiday, everything can also be delayed by another week. Giving you ample time to secure your loan first.

Once you got your loan, quickly sign the SPA so your clock starts to tick, and if there's any delay in completion, you might stand a chance to claim back some money from the developer. lol.

I received a letter from the developer on the SPA need to sign within 14days. In the letter, the purchase price has added 5k and it stated that I need to prepare 5k+ for the balance of 10%. Anyone know what happen?
